What has happened
According to the National Statistical Institute, average housing prices in Bulgaria have increased by 93% since 2015. The properties on the secondary market are ahead of new dwellings in terms of price dynamics. Old houses and apartments have more than doubled in price, and the prices for new buildings have increased by 79%.

Peculiarities
Sofia has taken the first place regarding the price increases of old housing – they have grown by more than 125% since 2015. New buildings in the capital have increased in price by 100%.
Varna has recorded the biggest difference in terms of price fluctuations for new properties and secondary ones. The increase in prices for new houses and apartments over eight years amounted to 73%, and the prices for secondary housing have increased by 102%.
Stara Zagora, on the contrary, is a city where new buildings have risen in price more significantly (+95%) than owner-occupied housing (+86%).
Prices and prospects
Despite the noticeable rise in prices, Bulgarian real estate remains affordable. According to Arco Real Estate, in the most expensive region of the country - in the center of Sofia, a square meter costs about €2,500. In seaside resorts, in complexes with full infrastructure, the average price is about €1,000 per sq.m.
