Forte dei Marmi is probably the most famous Italian resort in Russia. At least among the expensive and prestigious ones. Over the past 20-30 years, immigrants from the former Soviet Union have bought a third of the local real estate. What budget you need to have to buy a villa in Forte dei Marmi, and what kind of city it is in general, we understand together with realtors.
The history of the resort: opened by the founder of Fiat
The Italian municipality of Forte dei Marmi is located in the north of the country, between the Apuan Alps and the Tyrrhenian Sea, in the region of Tuscany. Lives on the territory of 8.88 sq.km, according to statistics of 2018, a little more than 7 thousand people.
There are several ways to get to the town.
By plane. The nearest international airport is 40 km away, in Pisa, the others are in Genoa and Florence.
By train. The Forte dei Marmi-Seravezza-Querceta train station is served by trains from Pisa, Genoa, La Spezia, Pietrasanta and Florence.
By bus. All cities on the Tyrrhenian coast are connected by regular bus routes.
By car. You can rent a car at the airport or any other city in the country.
Once the place was an ordinary fishing village and at the same time the starting point for the transportation of marble by sea. Forte dei Marmi became a prestigious resort after the 1930s, when the founder of Fiat Giovanni Agnelli bought a villa there. He was followed by other wealthy Italians, notably fashion designer Miuccia Prada and fashion designer Giorgio Armani.
Now famous actors, musicians, stylists, athletes, businessmen, politicians come to rest and live in Forte dei Marmi. Nevertheless, there is an unspoken rule not to disturb famous guests with requests to give an autograph or take a photo as a souvenir.
Infrastructure: the token of Forte dei Marmi became bicycles
Transport. There is no public transport in the city, regular buses run only between the cities of the coast: Viareggio, Lido di Camaiore, Marina di Pietrasanta and Forte dei Marmi. Residents and tourists can move around on scooters or cars, some even pay special people to drive their car from another city (an average of €1.5 thousand). However, it is not easy to find a parking space.
The real token of Forte dei Marmi was the city cruiser bikes with one or two baskets for convenience. They go to shops, to the beach, to cafes and to guests, they even arrange bike rides along the embankment.
Beaches. The beaches of Forte dei Marmi are recognized as one of the best in the country, some have the Blue Flag award. For the wide coastline with fine sand, the place is loved by families with children.
The beaches are equipped with cafes, changing rooms, showers, sun loungers with canopies and even small houses for recreation and storage of personal belongings. However, it is all much more expensive than in other places. A day of renting two sun beds with an awning a few hundred euro, a month – several thousand euros.
By the way, all beach clubs are equipped with bike parking.
But despite the high level of service, tourists are often hindered by sellers of fakes. At the same time, they behave very aggressively.
Entertainment. One of the most important events is the International Satire Festival, which takes place annually from July to September. Every Sunday, the Marconi Square opens with an outlet fair and displays the work of local artisans. And every second weekend of the month, an antique market takes place in Dante Square.
But the rest in Forte dei Marmi is not limited to cultural events. Truffle picking, wine-making visits, retro and sports car rides, private jet or helicopter rides in Monte Carlo or Saint Tropez…
In addition, vacationers are engaged in water sports (in particular surfing), tennis, cycling (trails stretch along the coast for tens of kilometers), yoga and just walk around the neighborhood.
And finally, shopping. Despite the fact that the quarter with boutiques of famous fashion designers is small, they are all concentrated in several blocks of the center, you can find things from the new autumn collections in early summer.
What else? There are two hospitals in the resort, but they are quite small, for non-serious cases. The nearest major hospital is in Camayor, which is 15 minutes away by car. You can also contact the medical institutions of Pisa for help.
The schools in Forte dei Marmi are only junior and secondary. Higher education involves trips to nearby, more densely populated cities, such as Pietrasanta. The nearest universities are located in Pisa.
Hotels are mostly four and five stars, just a few threes. Wealthy tourists prefer to rent villas.
Districts: the most prestigious one is Roma Imperiale
Forte dei Marmi is divided into several districts: the central part of the city, Roma Imperiale, Vittoria Apuana, Caranna and Vayana.
The most popular area is the center. Its residents do not even need transport: everything, including the sea, can be reached on foot. Some people ride bicycles. But it is forbidden to drive in this part of the city.
Residents of other areas can no longer go anywhere without a bicycle or car, it is inconvenient to get to the beaches and restaurants on foot.
The most expensive area is considered to be Roma Imperiale. The cost of local properties is directly affected by the size of the plots. A villa in such a location allows the owners to maintain the privacy of their life. In the center, the situation is different: the houses there are so close to each other that you can see in detail the garden of a neighbor. This lowers the price.

Development: the maximum height of any building is three floors
Real estate in Forte dei Marmi is mainly villas. Also in the city you can find townhouses, houses for two or four families. There are many of them in the Vittoria-Apuana area.
In the center, as well as in other cities, there are buildings with apartments (which is why this area is more densely populated than the rest). But there are no high-risers, the maximum height of any building is three floors.
There are no vacant lots in Forte dei Marmi at the moment. They are only owned by the municipality, which can put them up for sale if money is needed.
Terms of purchase: no restrictions for foreigners
In 2010, there were rumors that the resort authorities restricted the sale of real estate to foreigners, in particular in several residential complexes, where prices were kept at a certain level accessible to local citizens. However, officials did not confirm the information about the ban. Realtors also insist that real estate in Forte dei Marmi can be purchased on the same terms as in other regions of Italy.
But there is also a list of countries that either do not have an agreement or have restrictions. For example, residents of Kazakhstan are allowed to buy real estate only if they have a residence permit, and the Swiss are prohibited from buying objects with an area of more than 200 sq.m. To avoid all these restrictions, you can open an Italian company and register real estate for it, but this will increase the cost of maintenance in terms of taxes.
