Italian Market: Naples Leads, Florence Falls Behind

In April 2021, house prices in Italy increased by 0.2% month-on-month and 1.4% year-on-year.
According to the real estate portal Idealista, house prices in Italy increased by 0.2% on a monthly basis and by 1.4% on an annual basis in April 2021. The average cost per square meter was €1,720.
House prices rose in April in 13 of the 20 Italian regions studied. Friuli-Venezia Giulia (+1.7%) became the leader, followed by Campania (+1%), Lombardy (+0.8%) and Molise (+0.6%), Veneto and Liguria (+0.5%), Aosta Valley (+0.3%), Trentino-Alto Adige and Piedmont (+0.2%), Emillia-Romagna and Calabria (+0.1%).
The rest of the regions, with the exception of Apulia, where prices in April remained unchanged compared to March, there was a decline: in Sicily and Sardinia (-0.2%), in Marche (-0.3%), Lazio and Tuscany (-0.5%), Umbria and Basilicata (-0.6%), in Abruzzo (-0.9%).
The region with the highest prices was Trentino-Alto Adige (€2,480 per sq. m.), followed by Liguria (€2,450) and Aosta Valley (€2,410). The most modest requests of owners are observed in Umbria (€1,030), Calabria (€900) and Molise (€890).

Provinces. Out of 106 provinces, the price increase for April was observed in 43. It was most noticeable in Belluno (+5.1%), Udine and Pordenone (+2.2% each) and Parma (+2%). In Palermo, Agrigento, Ravenna and Siena, prices have not changed. And the most significant declines were recorded in Potenza (-2.9%), Vercelli (-3.1%) and Lecco (-3.2%).
Bolzano (€3,750 per sq. m) remains the most expensive province in Italy, ahead of Savona (€3,060) and Florence (€2,820). At the opposite end of the scale are Biella (€610), Caltanissetta (€680) and Isernia (€720).
Capital cities. The most rapid price increases were observed in Pordenone (+5.5%), Oristano (+3.5%) and L'Aquila (+3.4%), while the most devastating declines were in Latina (-3.7%), Rieti (-3.9%) and Trani (-4.1%).
As for the major Italian cities, the leader of growth in April was Naples (+2.1%), followed by Turin (+1.2%) and Venice (+0.9%). On the other hand, growth in Milan (+0.3%) and Bologna (+0.3%) was less significant. Rome (-0.1%), Palermo (-0.6%) and Florence (-0.9%) lost ground in April.
The most expensive capitals were Venice (€4,490 per sq.m.), Milan (€4,020) and Bolzano (€3,920), while Ragusa (€830), Caltanissetta (€780) and Biella (€690) were the cheapest ones.
