No. 4651. Montenegro. Skadar Lake, a tourist complex in the national park on the very shore of the lake, was built in 2006.
It is located 14 km from the capital's airfield, 19 km from the center of the capital – Podgorica, 35 km from the sea coast (at least 1.5 – 2.5 million tourists in summer).
A new 6 km long highway connects the complex with the Bar-Belgrade-Europe highway.
Entrance ramps and water channels are obstacles to unauthorized entry.
A plot of land owned by 198.000 sq m = 19.8 hectares.
Of them processed (in use): 7 hectares - canals, boat berths, park territory, all buildings, etc.;
It is possible to process and use 13 hectares (water and land surface): construction of UZS, paid fishing ponds, etc.
Skadar Lake is unique, it is possible to read about it on any tourist forums and portals in all countries and in various languages. Mild climate (without subzero temperatures).
The complex is built with all standards, taking into account the requirements of the national Park: its own 450 kW transformer station (possibility of increase), underground utilities, its own treatment facilities, its own source of fresh water with high power and automatic water supply, pumps, filters, etc.
It can accommodate up to 800 people at the same time, consists of:
1. the main three-level building has an area of 1500 sq m:
- ground floor: restaurant with 350 seats, kitchen - 200 sq m, utility rooms, etc;
- on the second floor: three luxury apartments of 65 sq m;
- on the third floor: a luxury apartment with a salon and terraces of 120 sq. m.
In each apartment: bedroom, living room, kitchenette, telephone line / Internet, two plasma TVs, air conditioners, etc. The apartments are decorated, rich interior lighting.
2. additional building - 600 sq m: external toilets, utility rooms for staff, etc.;
3. Restaurant "Rotonda" 100 meters from the main building (used in summer with accommodation for about 100 people;
4. An open-air swimming pool with an area of 500 sq m (1000 m3) has a partially covered surface, a platform for artists - a bandstand, two bars, external platforms with tables - the possibility of accommodating up to 500 people

6. Own two-deck swimming facility - length of 40 meters (two motors of 250 k.s.), used for walks on the lake as a restaurant ("corporate parties", weddings, etc.), with accommodation for up to 200 people.
7. The territory of the park (parking for vehicles, alleys, green spaces, granite paving stones, etc.).
EXPENSIVE MATERIALS (SHIPBOARD, MARBLE, GRANITE, STAINLESS STEEL, ETC.) ARE USED IN THE DECORATION
. THERE IS ALL THE NECESSARY EQUIPMENT AND FURNITURE.
The cost estimates for the purchase of land, construction, connection of communications, equipment (restaurant, kitchen, apartments, apartments) amounted to 13.9 million euros in 2006. There is an assessment of the bank (upon receipt of credit funds) with the cost of the object – 10.2 million euros.

The cost requested by the Owners in 2010 was 10 million euros, in September 2016 – 7.5 million euros (of which 4.5 million euros – debt / loan to banks, 3.0 million euros – to four owners), bidding during inspections.
Possibility of payment in installments up to 2 years: - deposit 100,000 euros within 7 days from the date of signing the contract;
- the second deposit of 900,000 in juice up to 30 days from the date of receipt of the first deposit;
- the main payment is 4,500,000 (repayment of the loan) up to 30 days from the date of signing the contract;
- other payments: 1.0 million each year (special conditions are stipulated in the contract).
The commission to the company FROM THE CONTRACTUAL VALUE of the transaction is 1.5%.
