The Villa is located on the seafront in the residential area of Marina di Pietrasanta, adjacent to Forte dei Marmi, the heart of the nightlife of Versilia.Â
Fiumetto is the green lung with the pine forest of Versilia, also famous as a place of meetings and events throughout the summer.Â
It is a historic villa in Fiumetto, and since its construction in 1919 has been owned by a single family.Â
From 2013 to 2014 have been carried out major renovation work and to date the house is completely new and built with the best materials on the market. Some final details (garden and lighting) remain to be completed, so that they can be made according to the choices of the possible new owner.
The property consists of two buildings:
1) The dependance area;
2) The villa itself.

The acoustic and thermal insulation throughout the house are guaranteed by recent renovation work, thanks to the use of materials of the highest quality for both the windows and the floors.
The 'air conditioning system has been arranged throughout the house, but completed only for the upper floor of the rooms, also because for the ground floor, given the excellent thermal insulation, we do not feel any need to complete it.
During the work was made a false ceiling on the floor of the ground floor for energy improvement.
The ceiling after the work always remains over 3.5 meters.

All the internal and external plasters have been completely redone, and all the external ones have the new system with the "aegis" reinforcement nets.
