This self sustainable 104 hectare private island & residence is located in the pristine and unspoiled lower Exuma Cays in the Bahamas. This absolute gem of an island is set only 8 kilometres (5 miles) from the mainland of Great Exuma. The island is surrounded by crystal clear water and ever-changing views of sandbars, reefs, and sky. The island boasts a 760+ metre (2,500 foot) white sandy beach, two smaller beaches, and fabulous fishing, diving, and boating only a stone's throw from shore.

The island is home to a 157 m² (1,700) main house, 3 guest houses, utility buildings, and staff accommodation. An entire off-grid solar array with battery backup has been installed in order to supply a steady stream of clean energy to the island.

The island has a small protected harbour which allows to dock and use a boat to come and go from from the island. Cellular & Internet services are provided by Bahamas Telecommunications Company.

This island would be the perfect location for a private family retreat or potentially a boutique resort, which could be expanded on in terms with the expansion of residences or bungalows.

A LITTLE ABOUT THE EXUMAS

Exuma is a district of the Bahamas and the 'Exumas' or Exuma Cays (Islands) are renowned for their sapphire-blue waters — waters so stunning, their brilliant colours are visible even from outer space. This chain of 365 islands (also called Cays) is home to secluded footprint-free beaches, deserted cays, and ultra-exclusive resorts. Nature outnumbers man on the islands, coastlines remain flawless, and private islands play host to some of the world’s most famous stars — including a group of four-legged local celebrities (the infamous pig beaches).

The largest of the cays is Great Exuma, which is 60 kilometres (37 miles) in length and joined to another island, Little Exuma, by a small bridge. The capital and largest town in the district is George Town (population 1,437). It was founded 1793 and located on Great Exuma. Near the town, but on Little Exuma, the Tropic of Cancer runs across Pelican Beach lending it another name: Tropic of Cancer Beach. Its white sand and turquoise waters make it a world-famous destination. The entire island chain is 209 kilometres (130 miles) long and 187 km² (72 square miles) in area. Great Exuma island has an area of 158 km² (61 square miles) while Little Exuma has an area of 29 km² (11 square miles).

Between 2000 and 2010, the population of Exuma more than doubled, reflecting the construction of large and small resort properties and the related direct air traffic to Great Exuma from locations as far as Toronto.
