Luxury Villa in Tuscany, Siena, Montepulciano

Prestigious villa for sale in Tuscany, in Montepulciano - "Villa Montecavallo". Its origins are lost in time: it is thought that the villa was built during the 17th century as a country residence for a noble Montepulciano family. The first essential testimony of this theory is an oil-painting on canvas by Bartolomeo Barbiani (1596-1645), dating back around 1635 and preserved in Palazzo Cervini in Montepulciano. The villa is located just a few steps away from the historical centre of the town, on the top of a small hill, called, in fact, Montecavallo. The property covers a total area of about 1.000sqm on three levels plus attic of about 65sqm and is divided into two living units (one of them is smaller with back entrance). The ground floor and the first level cover an area of 680sqm, while the basement, with a cave and beautiful cellars characterized by vaults, covers an area of about 358sqm. The villa is surrounded by a charming park of about 8.000sqm, with high trees (Aleppo pines, holm oaks, cypresses, horse chestnut trees), laurel hedges which create typical Italian style paths, some olive trees and some fruit trees.
All utilities are present andr supply is guaranteed by the municipal aqueduct, while the heating system is one is also a telephone line and internet.
The research carried out by the current owners proved the plausible hypotheses about the date of construction of Villa Montecavallo, which probably dates back to the seventeenth century and which was probably used as a country residence of one noble family of Montepulciano. From a planimetric point of view, it appears to be a regular pattern of rectangular shape. The structure is masonry (brick and stone) and the outer walls are plastered. The ceilings are characterized by wooden beams; the floors are tiled. The wine cellars characterized by extensive brick vaults, and flooring partly in terracotta and partly left natural, are carved into the tuff and deserve special attention. We should mention also the presence of six "pits" disseminated in the basement, closed by heavy stone lids, which, in the past, were used to store the precious fruits or seasonal crops such as wheat. Inside one of them, there is an engraved date: 1882.
With a particular reference to the wonderful location, the vast net surface and vicinity to the centre of Montepulciano, the villa is perfectly suitable for many uses, for example, as a permanent residence of a large family, as it has always been used by the current owners, or a prestigious second home to spend holidays in one of the most attractive places in Tuscany. Finally, with the advantage of extensive net surface and the peculiar features of the buildings, it is possible to use the property as a luxury rental facility.
The villa is located just 800 m from the historic centre of Montepulciano, an ancient Etruscan town, ploughed by steep streets offering wonderful panoramas and views. Between Val di Chiana and Val d'Orcia, Montepulciano offers an urban centre full of historical and artistic sites in perfect harmony with the surrounding natural nearest railway station is in Chiusi, 25 km away, while the exit of Chiusi-Chianciano Terme is about 20 kmest airports: Peretola in Florence (120 km), Galileo Galilei in Pisa (185 km) and Leonardo da Vinci in Rome Fiumicino (about 200 km).
As for town planning, the farmhouse was built before 1967 and later was modified-restored according to regular concessions/building permits. From the cadastral point of view, the property is regularly registered at the Catasto Fabbricati for the Municipality of Montepulciano.
