5786. Dear investors! We bring to your attention an investment project for the construction of a residential complex of apartments in the city of Prchan in the Republic of Montenegro - Palma Plaza. The land for the placement of apartments represents the territory of a land plot of 1500 sq.m. in the immediate vicinity (about 70 meters) from the coastal beach line, with a good porch and magnificent sea views. The relief of the site implies species characteristics on the sea starting from the first floor of the object being sold. The location of the site is a calm area, for a comfortable stay, on the sandy shore of the picturesque Bokokotorsky Bay. The proximity to the resort town of Kotor makes it possible to use all the infrastructure necessary for comfortable living - shops, cafes, bars, restaurants, historical sights, a harbor for mooring yachts and boats and much more. At a distance of no more than one kilometer there is a ferry crossing through Bokokotorska Bay, which makes it possible without loss of time to get to the nearby resort town of Herzog Nova (and further to the Republic of Croatia). Tivat Airport is less than half an hour (12 km) away by car. The construction project involves the construction of two buildings: 1. new construction of the main four-story building, consisting of 13 apartments of various sizes - from 60 sq.m. up to 130 sq.m., which makes it possible to attract buyers of various price groups. Upper floor apartments have spacious outdoor terraces. 2. Reconstruction (or demolition) of an existing two-story building - it is possible to use both apartments for sale and for your own residence (cottage). The total built-up area of ​​the two buildings is not more than 1.300 sq m. The project involves the presence of an open heated pool in front of the buildings and a recreation area, barbecue, children's playground behind the main building. At the request of the investor, the apartment project can be reformatted into a hotel complex. The land plot was acquired into ownership, all necessary documents were drawn up on it, the Main project was developed and agreed upon, all communal services were paid (about 100,000 euros), a building permit was received (needs to be renewed). The estimated estimated cost of the project (the required amount of investments) is estimated at 800,000 Euros. The estimated sales amount at a pessimistic selling price of 1000 sq m (minus the common parts) of 2.000 Euro / sq.m. will be 2 000 000 Euro. The project implementation period is up to one and a half years, i.e. with normal financing and a clear organization of construction, the income will be at least 700,000 euros. The plot is fully ready for construction. We offer to consider several options for implementing the project: Option 1. Sale of the entire project by selling the company for which it is framed. Thus, it will be possible to avoid losses in paying 3 sales taxes (about 60,000 euros). Sales model - discussed, the cost of 600,000 euros, ready for dumping. Option II. We sell a 50% stake for 400,000 euros. Received funds, we invest in construction (project implementation). Other forms proposed by Investors are possible.

Income from the implementation of the project is distributed in a parity ratio of 50/50 from the actual sale of apartments.
