Geographical location

The villa is located outside the city, on the banks of the Po River, just 2 km from the nearest village with shops. It will take 10 minutes to drive to Ferrara (8 km), while the important cultural centers of Bologna (65 km) and Venice (100 km) are about an hour away by car, as are the airports of these cities (Bologna Airport 70 km, Venice - 100 km).

The Adriatic coast with Chioggia and the beaches near Ferrara are less than an hour away (70 km).

There are rivers and the sea coast near the property, so this area is very convenient for day trips and picnics in nature.

Description of buildings

The villa was built in the first half of the XIX century, later, in 1858, it was renovated and expanded. The main part of the villa with a facade is made in the Venetian style and the style of the famous architect Palladio. The central part of the building is decorated with two triforium windows and a majestic tympanum.

A three-storey building with a total area of 825 sq. m., as well as a veranda and gallery, which are about 125 sq. m.

The ground floor includes spacious living areas with a fireplace, an office, a bedroom, a dressing room and two bathrooms. In the right wing, a gallery and a veranda connect the floor with an additional living room with a fireplace, two bathrooms and a technical room.

The second floor, which can be reached by a stone staircase decorated with wrought iron, consists of a spacious living room (made in the traditional style of Venetian villas) with large windows-doors opening onto the garden, a large master bedroom with a separate bathroom, two spacious double bedrooms (one of which has a dressing room), a dressing room (can be converted into an additional bedroom), from which you can go to another bathroom, and an additional bathroom.

The last floor was reserved for the mezzanine. The rooms of this floor are made in the rustic style, with terracotta floors and ceilings with visible beams. There are separate apartments planned with a large living room, a kitchen with a fireplace, two bedrooms with a shared bathroom and an additional bathroom with laundry/ironing.

Condition and finish

The villa was built in the first half of the 19th century and has been renovated. Currently in need of repair work to complete the interior decoration.

The elegant mosaic floors in the traditional Venetian style were repainted after the installation of the underfloor heating/cooling system. They are perfectly combined with the exquisite coffered ceilings, also carefully restored.

Local stone, handmade terracotta and wrought iron were used in the decoration of the premises. It is necessary to carry out the final stage of repair work on the interior decoration, for which an estimate of costs has been drawn up.

The exterior of the villa is completely finished. This applies to both stone walls and window and door frames. Of particular note is the facade of the villa with a magnificent decorative tympanum and a noble coat of arms.

Outdoor areas

A large private park with a lawn and some tall ornamental plants, with an area of more than 20,000 sq. m., is located on the banks of the Po River.

The property is fully fenced.

Actual and possible use

This is an amazing property with great potential - it can become a representative residential residence or a hotel structure.
