The ADRIA MONTENEGRO complex is built on the Adriatic coast in the North-
In the western part of Montenegro (see map) in the forest park area of Herceg Novi. The population of this
the seaside town with all the surroundings is about 15 thousand people. It is stretched along the shore
the sea and represents a harmonious combination of the old town with low-rise buildings in
Mediterranean style. Basically, these are three-four-storey buildings. Pedestrian

The location of the complex is its big plus. The complex is located on a separate
forest park territory. A mountain river flows along the border, giving coolness in the summer;
it is also a source of backup water supply. Mountain water is poured into all pools

across the river, you immediately find yourself in a dense and completely undeveloped forest area with

ADRIA MONTENEGRO is a low-rise modern village in the Mediterranean style.
The total area is 4,500 sq.m. There are 9 houses in total in the complex, although visually there are only six (three

there is not a single repetitive layout in the complex. Even within the same building , the upper and
the lower apartments differ from each other by the presence of terraces and additional rooms.

The layouts of the premises are very spacious, mainly two and three-bedroom
apartments ranging from 70 to 140 sq. m. meters. However, the complex has several studios and
small apartments. On the upper floors there are penthouses, including two-storey,

live in a separate house. Building No. 1 is a townhouse with a total area of 500 sq.m. on two

The surrounding area is completely terraced and lined with natural stone.
Three large pools for adults and a pool for children are the decoration of the complex,
around the pools there are recreation areas, a playground, a barbecue area and gazebos for
rest. The purest water from a mountain river is poured into the pools. In summer, when it is especially hot,
you can swim not only in the pool, but also in the river itself, and the crowns of the trees above it protect
from direct sunlight. In this sense, the position of the complex is unique and in combination with
landscape design creates a cozy and unique microclimate for vacationers.
Structurally, the buildings are made in the form of a reinforced concrete frame and monolithic
reinforced concrete floors. The walls consist of hollow bricks and double-glazed windows.
The facade and roofs are additionally insulated with styrofoam 60 mm thick. Completes the construction
the walls are natural stone and bovalite. From the inside, the walls are plastered and painted in shades
white color.
The finishing of the apartments is included in their price and is made of high-quality
ceramics and parquet. In places where tiles are laid on the floor, there is underfloor heating. Into window openings
double-glazed windows of the highest quality with polished oak trim elements are inserted.
Energy-saving glass coating prevents from greenhouse effect in summer and
prevents freezing of premises in winter. Finishing and equipment of bathrooms is completed
completely "turnkey". All communications are brought to the installation sites of the kitchens, but the kitchen itself is in
the price is not included. In those buildings in which the finishing has not yet been completed, it is possible to finish according to

The daily life of the complex is serviced and provided by the Management Company. In her
the tasks include maintaining the safety and security of the property of the complex and its residents,
organization and maintenance of uninterrupted functioning of all technical systems,
maintenance of water in pools in proper sanitary condition, cleaning of the territory, removal
garbage collection, provision of information and consulting services, assistance in the arrangement of apartments,
provision of a wide range of paid services, such as window cleaning, additional arrangement
apartments, etc.
