THE PROPERTY:
At the ski and summer destination of Gosau am Dachstein, in the heart of the Austrian Alps, the Swiss investment company Benesteem develops an exclusive shopping mall for a total of 5 high-quality stores, situated at first-class "1A" location. The mall will be operated as a "Managed Center" and host shops of the trade sectors fashion, shoes and leather goods, jewelry and watches, regional arts and crafts, and wine and spirits. This sector mix represents those goods which are mostly sought-after by high-spending guests during their vacations. Typically, value-per-piece is high, and shops can expect a good turnover even on a limited shop floor space.
The distinctive element of the mall is the arrangement of the shops along a stylish covered walkway with large window fronts inside the building, like at the Fünf Höfe mall in Munich or the Galleria Vittorio Emanuele in Milano. THE DESTINATION:
Gosau, a charming alpine village located in the Austrian Alps 60 kilometers southeast of Salzburg, is a dynamically growing summer and winter holiday destination, with excellent potential for further development and appreciation of real-estate properties. Although a holiday destination since the times of Emperor Franz-Josef I., who often visited Gosau for summer excursions and hunting, Gosau has preserved the character of an authentic mountain village until today. There is no mass tourism, authorities and the tourist office promote quality tourism with the target group of well-spending individual travellers.
Gosau is situated in a wide, sunny and snow-sure high valley of about 750 meters altitude, which is surround at all four sides by large mountain massifs.
