№ 5044. We offer you a brand new, modern villa in the historical town of Montenegro - Prcanj, in one of the luxurious places of the Bay of Kotor. To create it, only the best was used - an individual project, modern ideas and solutions, materials, equipment and, of course, the main thing is the location. Therefore, at the very beginning of the project, we spent enough time searching for him. Boka Kotor Bay is perhaps one of the most beautiful places in Montenegro. There is everything here to completely relax and enjoy life – the sea, the mountains, the purest air and silence filled with birdsong. But it is not so easy to find a good, large plot on the coast, the development of the coastline is very dense. Having traveled dozens of kilometers from Tivat to Herceg Novi and examined dozens of sites, one was chosen for the perfect fit for the future project. The locality is called Prcanj – a historical place, known since the fall of the Roman Empire, under the protection of UNESCO. Our plot of 1625 sq.m is located on one of the former grape terraces.
From here you can enjoy a stunning view of the Bay of Kotor, which is only 100m away. Absolutely all sea cruise liners going to Kotor pass right in front of us and are visible at a glance. The forest and mountains immediately begin above our site, where you can walk freely and enjoy nature. The boundaries of the plot are the retaining stone walls of the terrace, erected more than 500 years ago, as well as the laurel, whose dense thickets formed a hedge. The plot is located 12 meters above sea level, which is a big plus for the future villa. The damp sea air does not spare the houses on the first line, but it is completely safe at our altitude. So, the place has been found and is suitable for construction!
We have received technical conditions for the development of the project, the main requirements of which are reduced to the construction of 2 residential buildings in strictly defined coordinates, with mandatory finishing of facades with natural stone and a roof made of tiles.
The whole project from the beginning to the end took a little more than 2 years. And at the moment it is fully completed, and we are really proud of our work. To describe it briefly, we would highlight the following - absolutely individual, stylish, modern, ergonomic, built in a unique place. If that's what you were looking for, then you're on target! LOCATION
The plot with an area of 1625 sq.m is located in the village of Prcanj, 5 kilometers from Kotor. You can get there by car, taxi or bus from Tivat – Kotor. It is located on a small hill and is adjacent to the forest. A secondary school and a kindergarten are located 50 meters away. The distance to the sea is 100m. Within a radius of 500m there are 2 minimarkets, a bakery, cafes and restaurants. To Tivat airport by car 15-20 minutes, to Podgorica airport - 1h 40m, to Dubrovnik Airport (Croatia) - 1h 30m

The entrance to the site is closed by a metal gate 5.5 m long, which can be easily opened using a remote control. Parking for several cars, as well as all sidewalks are finished with anti-slip ceramic tiles. The plot itself is planned in terraces, with retaining walls made of natural stone. 100% lawn. There are two outdoor handwashers, to which a high-pressure washer can be easily connected. For ease of operation, there are several outdoor outlets. The territory of the plot, Parking, as well as the street are illuminated.
DESCRIPTION OF HOUSES
The villa consists of 2 houses (135sq.m and 137 sq.m + 100sq.m lower terrace), with two separate entrances and completely autonomous from each other. Nevertheless, the villa looks like one whole, designed in the same concept, although it has clear visual boundaries of each of the objects. All that connects the future owners of 2 houses is the lower lounge terrace.
Inside the house are similar to each other like two drops of water, although they have slight differences in the shape of the bedrooms. Otherwise, they are exactly the same.

TECHNICAL EQUIPMENT

Despite the fact that Montenegro is a warm country, it can be rainy in winter. And the proximity to the sea makes the air humid. We took this moment into account when designing and installed a floor heating system in both houses, on all floors, in every room, including showers. The floors are heated by a closed-loop tube system installed in them, through which warm water flows, specially heated in an electric boiler. The system is very efficient and easy to operate. A heat regulator is installed in each room. You can control the floor temperature yourself.

The cooling system is part of the general indoor air conditioning system and includes modern multi-split systems with an inverter, working both for cold air and hot. A huge advantage of the installed system is that there is only one outdoor unit for each house, located in a special technical node and hidden from prying eyes.
COLD AND HOT WATER
Each house is connected to the central water supply and has its own meter. But only cold water! There is no central hot water supply in Montenegro, so we made sure that there was always hot water in the house. An electric boiler for 200 liters is connected to each house, which heats and retains the heat of unused water. Now there is hot water in all bathrooms, as well as in the kitchen.

Power supply is one of the most important parts of the project. We tried not to miss anything and installed a large number of sockets, switches, light bulbs and other electrical appliances in the houses. The plot, the terrace, the street, the house were fully illuminated. 160 chandeliers and lamps, more than a kilometer of cable, dozens of sockets, switches, semi-automatic machines were installed.
Each house has its own electric meter, and there is also a meter for shared use. The lighting of the territory, streets and houses is connected to it. The backlight turns on automatically. You just have to choose which zones to include.
VENTILATION
Ventilation is one of the most important points for a comfortable and healthy stay. And our houses are perfectly ventilated, thanks to the large number of windows. It is worth mentioning that direct-flow ventilation is installed in all bathrooms, as well as in the laundry room. In addition, all rooms, including the wardrobe and the corridor, are connected to a natural ventilation system.

We have tried to do everything for your comfortable stay. Despite the fact that the houses are built in a quiet location, they are additionally well insulated. High-quality plastic windows perfectly cope with all sounds, and also keep the heat in the house. All windows have mosquito nets.
We have installed one of the best air conditioning systems for private homes today. Now you can heat every square centimeter of your floor with a touch of your hand. In addition, you can heat or cool the air using a split system.
And of course, we installed a fireplace in every house. Because nothing compares to a live fire, crackling wood and the smell of resin.
In order for you to watch TV, we have installed two satellite dishes that are already configured and you can connect to them in any room. There is also an Internet connection in each room.
safety
The windows in the houses have protective blinds made of aluminum. When leaving for a long time, just close them and secure your home.
Each house has a color video intercom. You can see your guest even before the main gate to the site.
And most importantly! There are 5 video cameras with infrared surveillance installed around the perimeter of the house. All of them are connected to special equipment located in each of the houses. The information is recorded on the hard drive, and you can watch on-line, even if you are in another city.
materials
For the construction of the house, we used the most advanced and high-quality materials. Starting with high-quality fittings and first-class cement, finishing with finishing materials from leading manufacturers from Austria, Germany, Spain, France, Italy.
A lot of natural materials are used in the decoration of the house. For example, the walls of the house are decorated with a beautiful brown stone, each block of which is hand-carved at a factory in Spain. And all the fence fencing of the territory and retaining walls on the terraces were carried out by 4 teams of masons, grinding stone from huge blocks right on the spot. The basement for the house is decorated with Albanian stone. But the stairs in the houses are Iranian travertine. We brought it in 200kg plates. And then they were processed in a stone-cutting workshop in Podgorica.
The railings in the house are made of solid oak, and the basis for the filler floor was large river sand. It was loaded directly from the river into the back of a truck and taken to Prcanj.
To break the lawns, we needed 150 cubic meters of land. We brought it from Niksic on six huge dump trucks. But due to the restriction on the passage of heavy transport from Kotor to Prcani, we had to overload everything with 70 small trucks.
About 800 sq.m of high-quality Spanish ceramic tiles were used for the decoration of the house, sidewalks, parking. Since the house has a underfloor heating system, the floor is also finished with ceramics, but with imitation oak.
Huge German plastic windows also imitate wood, and high-quality double-glazed windows keep comfort in your home.
