The project is located on the first line of the Bay of Kotor, in the village of Risan. Part of the project is a historic stone manor with an adjacent plot intended for the construction of a new building. The project is ideal for building a boutique hotel. Risan is known for its historical heritage, ancient Roman mosaics, beaches and hotels. The Teuta Hotel, named after a Roman queen who stayed in Risan, is currently undergoing renovations and will open soon. Another attraction of the project is the proximity of the city of Perast - an open-air museum.
