We offer a unique villa with state of the art furniture and equipment. The property is located near the coastal port town of Balchik within the BlackSeaRama golf complex which boasts a world class links golf course designed by Gary Player. The complex is a gated community with electronic card access and twenty four hour security,club house, tennis courts, pool, gymnasium and restaurants.

The areas surrounding the outside of the home feature extensive use of natural stone tile paving for footpaths, which surround the home, and living areas. An 11m x 5m heated swimming pool has been installed at the front of the home. The driveway is bricked paved and has ample area to park two vehicles. The garden includes an established lawn, garden areas with evergreen shrubs and juvenile trees. There is also a rose bed. The lawns and garden are watered via an automatic system and the entrance to the home features elegant wrought iron gates.
Automatic outside lighting is installed around the home and the perimeter of the lawn and garden.

Utilities:
• All owners operate under a maintenance contract with BlackSeaRama who maintains all common areas and services to the homes within the complex. The monthly fee per m2 of constructed area is 1.0 Euro VAT is included.
• An additional cost of 0.20 Euro per m2, VAT included is paid for additional services which include annual inspections, opening and closing the house at the beginning and end of the season, pool maintenance and maintenance of the green areas associated with the property. Pool chemicals consumed are an additional cost to the owner.
• Power, water and cable television are additional costs.
• A private security company from Balchik is contracted to monitor the alarm system installed in the home.
Ownership of the home includes Golf club membership and use of all facilities located within the complex which include club house, tennis courts, pool, gymnasium and restaurants.
RESERVATION
This property may be reserved immediately by providing a non-refundable deposit of 2000 Euro, payable by credit card (VISA, MasterCard) or bank transfer. Upon paying the deposit the property will be reserved for the period of 14 days and after that the buyer will have to sign the preliminary contract.
The Agency’s commission is due to be settled upon signing of the Preliminary Contract.
Additional expenses for notary, state and municipal taxes might reach up to 6% of the sales price.
