We present a unique brand new house at the foot of Vitosha Mountain, with an excellent location in the Simeonovo district, Sofia. The access is year-round, on an asphalt road, and in the neighborhood there are other inhabited luxury houses with permanent families.
The property is completely finished with quality materials. The area of the house is 300 m2, plus 30 m2 of attic space, which can be differentiated according to the needs of the new owners.

The distribution of the property is as follows: entrance hall, living room with dining area and kitchenette, 4 bedrooms, 3 bathrooms, 4 toilets, garage, two parking spaces.

The structure is reinforced concrete skeleton-beamless with supporting columns and washers. It is built on a foundation slab on two levels. The roof is three-pitched broken in plan, and its construction is wooden.

The external walls are brick, with thermal insulation. Grouting of natural stone (limestone). Some of the external walls of the bay windows are with HPL panels. The other facade panels are finished with mineral plaster, white. At the base of the bay windows, HPL panels are spun along the contour of the slab on the second level. The inner walls are made of solid bricks with a thickness of 25 cm and 12 cm.

On the ceiling slab in the attic space - XPS thermal insulation, 6 cm and reinforced cement screed on it. Above the wooden roof structure, between the wooden ribs, thermal insulation of mineral wool with a thickness of 15 cm. On the ribs are laid OSB-boards, waterproofing and double wooden grill. The roofing is with bitumen tiles. On the inside of the eaves there is a plank of natural wood (oak), stained and varnished in a dark color.

The garages are designed with a flat green roof. The drainage of the roofs is with copper gutters and downpipes.

The railings on the terraces outside are made of wrought iron.

The facade joinery is aluminum, with interrupted thermal bridge and double barrier glazing. The windows on the first level of the living room group are designed to slide in two parts. The other windows have biaxial opening. The window sills are MDF veneered on the inside and natural stone on the outside. The windows to the light shafts in the basement have built-in ventilation valves.
All installations are set out in the relevant notes - electrical, plumbing, HVAC.
