The complex that we present is being built just 100 meters from the beach of Ahtopol. The project includes 24 houses with a modern look and independent plots, with no maintenance fee, with landscaped courtyards and with controlled access.
The complex is under construction from 10.2021 and has Act 14, with one part of houses in front of Act 15.
Scheduled Completion - June 2023 The houses are located on a plot of land with a total area of 8,611 sq. m., in which 20 plots of land and an internal street are distributed. Thanks to the natural unevenness of the terrain, the complex is designed as a terrace, and from every house you will have incredible panoramic views of the sea.
The plots have an area of 300 m2 to 573 m2.
Three types of houses are available - A, B and C, each of which has two floors, with two or three bedrooms. The built-up area of the properties is respectively 104.10 m2., 127.11 m2. and 151.12 m2. Each house is acquired together with the corresponding independent plot, with the exception of "A" type houses.
The plot of each house has a parking space and a courtyard with an area of 178 m2 to 364 m2.
Type A Houses of type "A" represent two houses located in one UPI, on a completed development. The spacious built-up area does not include the spacious veranda overlooking the sea.
High quality construction The properties are issued in the degree of completion according to BDS:
- Reinforced concrete supporting structure, the clear height of the rooms on the first floor is 3.15 m, on the second floor is 2.80 m;
- All foundations are waterproofed with liquid waterproofing in two layers;
- Facade walls - Porotherm brickwork, 25 cm thick, and external thermal insulation EPS - 10 cm;
- On the inside – pre-wall cladding of Knauf plasterboard and gypsum putty;
- Internal partition walls - Porotherm brickwork, 12 cm thick, covered with front wall cladding of Knauf plasterboard and gypsum putty;
- Flat reinforced concrete roof with self-adhesive vapor barrier, thermal insulation from XPS 20 cm, two layers of waterproofing - Starpol Plus 4 mm and top layer Starpol Plus Mineral P 5 kg;
- five-chamber PVC joinery Profilink with six-chamber waterproof wing, Siegenia hardware - Germany, double glazing 24 mm B/4 seasons, tailored to the location and thermal technical characteristics of the project, color - Anthracite;
- Thermal insulation - in accordance with thermal engineering calculations for facade walls EPS - 10 cm, Saint-Gobain - Weber Isover;
- Lining of thermal panels with a thickness of EPS 10 cm and factory-pressed Polish clinker plates; two colors (white and gray) structural decorative plaster Carbon Fassadenputz of a new generation;
- Armored front door;
- Installations - El. and plumbing, sewage, outdoor lighting, ventilation and installed air conditioning systems, incl. split systems;
- It is planned to install a Pure Sys biological wastewater treatment plant for the entire complex, made entirely of structural polymer materials from Germany and Austria.
