THE PROPERTY


This large estate in the village of Belasitsa (in south-west Bulgaria, at the border with Greece and North Macedonia) consists of a total of 12500 sq.m. and features a single-storey house of approx 90 sq.m with adjacent garage, garden shed, cellar and wood storage shed. About 6000 sq.m. of the estate around the house is circumvented by a solid stone wall and the rest of the plot consists of pristine park/forest area providing peace, quiet and privacy in beautiful natural surroundings. There is a designated area of about 500 sq.m. at the bottom of the estate, separated by another stone wall, which was meant for livestock or chickens, but has never been used. THE HOUSE

The main corridor of the house continues into the stairway which leads down to the garage and cellar.


The house itself is sold fully furnished and is equipped for all-year-round living, with solar panel, electric boiler and a fire place for the local central heating (which simultaneously heats up the water for cooking and bathing). 5G mobile home WiFi and satellite digital TV are available for subscription from local Bulgarian providers, without the need for any cable installation or drilling. The property has full documentation and licencing. Due to its large area, the property is ideal for family living, as well as an investment in the form of a hotel/guest house should the new owner decide to expand the building. There are several popular hotels in the next-door village of Kolarovo, which is ideal for a stroll in nature, as it is located within walking distance.


THE LOCATION


The local people in Belasitsa are friendly and always willing to help. Our village is located about a 10-minute drive to the vibrant town of Petrich, with many supermarkets, shops, international banks, restaurants, cafes, medical services, etc. Sofia (to the north) is reachable in 2 hours by car, while Thessaloniki is even closer (in the opposite direction, to the south).The famous mineral water springs Rupite (home of Baba Vanga) is 15 mins by car from the house. The resort town of Sandanski is another 10 mins down the road from there.
The nearest Greek beach is a 1-hour drive from the border. In the hot summer months, you can spend your day at the beach and then retire back to the cool green lushness of Belasitsa in the evening. Treat yourself to the best of both worlds!
