4-star hotel in Karlovy Vary, on the west of Czech Republic, in the so-called "spa triangle" - a part of Karlovy Vary region, defied by three spa towns - Karlovy Vary, Marienbad, and Franzensbad. The triangle also includes spa towns of Jachymov and Kynžvart. There is no other place in the world, which could be compared to the spa triangle in number and diversity of natural mineral springs. The area is characterized by the biggest concentration of spas in the Czech Republic.

The hotel is located in the historical center of Karlovy Vary, the biggest Czech spa town. Historical hotel buildings, villas and colonnades are combined with parks and tree-covered hills of spa forests, creating the unique atmosphere of Karlovy Vary. Local hot mineral water is therapeutic, especially for treating diseases of the digestive tract. Summer months offer golf games on a nearby field, or tennis games. You can also take the funicular to the resort forest park and sit in a summer cafe. Winter season offers ski resorts in nearby Rudne mountains (25 km). Public retreats Lazne III, Elisabeth's hospital and Castle lazne are open all year round. For culture-lovers there are museums, galleries and a theater.

There is an international airport in Karlovy Vary.

The hotel is located on a land of 638,00 m2.

The resort hotel is a brick building in a row of street buildings, with
complex layout, built in a slope cut. It consists of three parts - the hotel building itself with five above ground floors and one underground floor with the main entrance from Tržiště Street, a two-storey connecting part without a basement, a four-storey rear operational part without a basement, with a rear entrance to the 4th floor. In the rest of the yard, the plot is closed on all sides, with a hard surface.

Detailed description of the hotel

1 floor: reception, warehouse, utility room of reception, hall with stairs, warehouse, cleaning lady's utility room, toilet - m/w (all of the above is an integral part of the commercial premises D)

2 floor: hall, staircase, office, public spaces, elevator, 3 rooms (2x28m2, 1x30m2)

3 floor: hall, hallway, staircase, elevator, 3 double rooms (2×30m2, 1x 48m2) and an apartment (41m2)

4 floor: hall, hallway, staircase, elevator, 3 double rooms (2×30m2, 1x 48m2) and an apartment (41m2)
5 floor (attic): hall, hallway, staircase, elevator, 3 double rooms (30m2, 37m2, 40m2) and an apartment (41m2)
The rooms at 2-5 floors are categorised as follows:
a) DBL luxe – comfortable accommodation – 2 separate rooms divided by door
b) DBL standard – comfortable accommodation
c) DBL attic – comfortable accommodation on attic

Hotel capacity is 30 rooms, i.e. 15 big double rooms with modern equipment and richly decorated stucco ceilings. Some rooms also have original tiled stoves
or balcony overlooking the city. Each room has a separate bathroom with bathtub and WC, satellite TV, personal telephone, minibar and safe.

Well-equipped receception is located in ground floor, as well as 4 leased commercial spaces.

Between utility and living parts there is a courtyard, which offers rest during a day. Both parts of the building are connected with a 2-floor inner building.

INNER BUILDING:

1 floor: office with utility room (commercial spaces D) – 85,63 m2
2 floor: canteen + fully equipped functional kitchen

The kitchen can provide three meals a day for all guests (30 people). All its equipment complies with modern hygiene standards. It includes: tables, chairs, refrigerator showcase, tablecloths, cutlery, dishes, glass, kitchen utensils, cutting boards, refrigerators, freezers, dishwasher, convection oven, microwave oven, professional gas hob, refrigerator box.

The object is connected to the following engineering networks:

• gas (for cooking and optional heating)

• ventilation (separate for dining room, kitchen and commercial premises)
• air conditioning (space conditioning) of commercial premises

The object was built as a hotel in 1925, and was completely renovated in 1994.


Subsequently, the following repairs of the historic building were carried out:
• 2006 – roof reconstruction
• 2007 – renovation of the facades
• 2008 – replacement of windows on the facade from the courtyard side and partial reconstruction of interiors (reception, upholstery, carpets, paintings)

The building can be used as a hotel straight away. It is sold with all fittings and
furnishings (rooms, dining room, hall, reception) and technological equipment (kitchen, workshops, heat exchange station, elevators). In case of remake to luxury apartments, the utility spaces can be used thanks to its excellent equipment - sauna, club, fitness center, garages, etc.

It is also quite possible to redesign the facility, for example, to organize a medical institution there.
