The proposed investment scheme is a comprehensive solution that significantly exceeds the profitability and reliability of bank deposits and real estate investments, provides a stable cash flow and, as a result, an increase in the capitalization of the asset, does not require the investor's personal participation in the management of administrative and commercial activities. This type of investment allows an investor to obtain a residence permit in Finland for economic reasons. This offer is suitable for active investors who prefer short-term investments in real estate with a speculative spectrum focused on the earliest possible resale of the object.

The business at the sites consists in speculative investments in liquid objects, the cost of which, with relatively small expenses for "pre-sale preparation", can be significantly increased. It is for such clients that we offer such a service as comprehensive project consulting, business planning and financial and economic modeling. Our offer for investors is to invest in liquid land plots in the capital region of Finland: Helsinki, Espoo, Vantaa. The required investments in one project amount to at least 200,000 euros, the average return on investment is 15% for 1 business cycle, which takes 5-6 months.

The scheme of work:

1. Drawing up an investment strategy - depending on the customer's wishes (budget, need for a residence permit)

2. Registration of a new investment company in Finland, the founder of which is the investor himself

3. Choosing an object for investment: together with the investor and Finnish colleagues from leading real estate agencies, we will select the most profitable site from the point of view of investment

4. Purchase of a land plot for the investor's firm, registration of the transaction

5. Commercial "packaging" of the site: selection and approval of the project, obtaining a construction permit, calculation of estimates, production of promotional materials / 3D models of the house, active advertising of the project in the Finnish media - all this is carried out by our company "turnkey", the time of work is 2-3 months. With the help of this "packaging", in fact, we create the added value of the object.

6. Sale of a "packed" plot with an agreed project and a contract for the construction of a turnkey house, the average period of exposure of the plot is 3 months.

An example of an investment in numbers:

purchase of a plot in the capital region - 200,000 euros, commercial "packaging" of the plot - 25,000 euros, sale of a "packed" plot for 275,000. The investor's profit is 50,000 euros for 1 cycle. The additional profit of the investor is a commission from the developer, usually it is 5% of the estimate. With an average budget for the construction of a house of 300-400 thousand euros, the developer pays the investor at least 15,000 euros of remuneration.

A comprehensive implementation of the project is also possible, including the construction of housing for sale.
