The leisure centre is located at the south western boundary of the estate at the junction of York Road and Plough Road. Key ideas for the Leisure Centre include

  • Creating a facility which will function as a community centre as well as a leisure centre
  • Producing an interesting design which stimulates peoples curiosity, but with a clear internal structure which caters for everybody
  • Designing an exterior which is welcoming to residents with views into and out of the building
  • Using materials which will reduce the staffing and maintenance costs across the lifetime of the building, ensuring it remains a borough facility affordable for all
  • Reducing the carbon footprint of the facility by integrating green energy into the design

Park

The design of the park celebrates the history of the area whilst integrating more green and open space into the design.

At the centre of the new scheme will be the redesigned York Gardens which will be linked to the wider neighbourhood by green streets and spaces. The new park has been designed to be used by all ages and includes formal playgrounds and playareas, an outdoor gym, open spaces for sports and courtyard areas for other public activities.

The new York Gardens will promote a healthy, attractive and safe environment, with opportunities for fitness, play and relaxation, whatever your age

The public open spaces are designed with safety and security as a priority. The development has been planned for York Gardens to be overlooked by residents on all sides, and lighting will illuminate the area at night reducing the risk of anti-social behaviour. A clear lighting strategy will illuminate public and green spaces at night, limiting the amount of dark areas potentially used for anti-social behaviour.

The design responds to key desire lines, with links through the park that ensure residents maximise their interaction with nature and the health benefits that it can bring. Inspired by the Falcon Brook, the large swales and rain gardens running through York Gardens are a sustainable solution to water treatment while offering educational opportunities.

In addition, York Gardens blends a mix of new tree planting with existing trees to create a park setting with maturity, supported by planting to add year-round interest.

The Homes

We are committed to providing all social tenants and resident leaseholders with homes in the new neighbourhood should they wish to stay, to ensure all those that want too, are able to benefit from the regeneration of their estate.

The redevelopment will provide 530 social rented units and 86 shared equity units for the existing resident leaseholders and will build this number even if residents have moved from their homes during the development process.

Once all the residents who wish to be rehoused in the scheme have been, any surplus homes will be returned to the council to be allocated to residents to whom the council owes a duty to rehouse. We are also providing new homes for sale as well as additional affordable homes in various guises including affordable rent and shared ownership.

The development has committed to develop a brand new Council owned leisure and community facility which will benefit both residents of the immediate estate but also from the rest of the borough. The affordable housing and community facilities meet Wandsworth Council’s highest standards and fully address the requirements in the design brief which is informed by the Mayors Design guide and Sport England’s best practice guides for leisure centres.
