Description

Charming castle estate on top of a hill in Tu

This amazing property stand on a hill dominating all the valley and surrounding hills, close to San Miniato, easily accessible to the most important roads that lead to Florence and Pisa.
The property is composed by various buildings including the main one which is the Castle, the hamlet, and 6 more buildings (houses) set on different positions that need some estate could be perfect as a main property residence but also as a hospitality or healthcare investment, with its own vineyards and olive groves.
The Castle
The Castle settlement stands at a higher level than the rest of the property, on the crest of the ridge. It comprises the castle buildings, which consist of the castle itself, now an aristocratic dwelling, and the farm buildings and a church with the priest?s house (which belong to the Church Commissioners), all standing inside walls with gateways, and a few farmhouses in the immediate vicinity.?It is accessed by a public road, which although unpaved is suitable for vehicles of all kinds.
It can be subdivided into two areas, the first the ?castle? itself, bounded by its walls and partly by a zone of woodland where the old medieval settlement once stood, and the second the ?hamlet?, consisting of individual buildings of more recent construction, dating from 1800-1940. The kind of redevelopment work permissible under planning regulations is different for the two areas: only restoration and conservation is permitted on the historic medieval castle and related buildings, but for the adjoining hamlet rebuilding work is permitted, provided the existing external walls are maintained intact or with slight changes.
It is estimated that the floor area of the castle and its related buildings, which make up a complex unlike any other property on the local market, is around 5000 m2, and that of the hamlet around 1300 m2.
Care in all kinds of construction, planning and landscaping works, as well as routine maintenance and repair works. Restoration and conservation works which strike a balance between the need to conserve buildings assigned heritage status and the need to adapt them to modern functional requirements are permitted.
Houses/building present on the territory
The total floor area of the Casa Pozzo property is 335 m2?The total floor area of the Palagio property is 340 m2,?The total floor area of the Sotto Montebicchieri property is 275 m2, The total floor area of the Muccaia property is 490 m2,?The total floor area of the Gabbiano property is 430 m2. The total floor area of the San Biagio property is 650 m2
Land
The Estate is about 110 hectares in area and includes woodland, arable land and olive groves, with varying exposures and at different heights above sea level.?The current crops are:
Âdurum wheat, 6 hectares approx.; wheat, 3 hectares approx.; ?barley, 3 hectares approx.; ?olive groves in production, 6 hectares with about 950 plants; ?olive groves not in production, 6 hectares with about 950 plants; ?uncultivated land, about 30 hectares of which 3 hectares may be converted to arable. ?The other land is on very steep slopes which may be farmed with the aid of terracing; some terraces are already in place. ?- woodland 50 hectares approx. ?
Suitability for grape and wine production ?Due to its position and the surrounding context, the Castle estate is highly suitable for use for grape growing and wine production, in view both of the area of land which could be brought back into cultivation as vineyards and the availability of historic buildings for use for wine-making.
The old wine-cellars would add outstanding prestige to any venture of this kind.?
