Geographical location

The city of Amelia is a pearl of architecture with a thousand–year history. It is located an hour's drive from Rome (90 km), on a hill, among the hills of southern Umbria.

The historical center of Amelia is surrounded by powerful fortress walls with 4 ancient gates, there are numerous historical monuments and magnificent palaces of the XV-XVI centuries.

The property is located on the eastern side of the fortress wall, the foundation of this palazzo is built on the remains of a Roman-era house, as evidenced by the black–and-white mosaic floor in the cellar, opusreticulatum - a fragment of a type of masonry of the ancient Romans and a small gallery, also of the Roman Empire, discovered during restoration work in the cellar.

Amelia is located along the ancient, still operating in our time, Amerina road, which has been one of the main road arteries of Umbria and central Italy since the Roman Empire. The city is located at a distance of less than half an hour by car from Terni (24 km), 20 minutes from Horta (15 km) and Narni (14 km).

The nearest airports are located in Rome, Ciampino (107 km) and Fiumicino (124 km), about an hour and a half away.

Description of buildings

The architectural characteristics of the palazzo indicate that it was built in the second half of the XVI century. Its foundation stands on the remains of an ancient Roman house. The total area of the property is about 2.197 sq. m.

The palace includes:

The main residence - the first and main (second) floors

An elegant corridor with vaulted ceilings leads to the main residence, which is located on the right and left sides. In the left wing there is a large kitchen/breakfast room with a fireplace and antique sinks, a bedroom with a separate bathroom and an additional large bedroom with a built-in wardrobe and two separate bathrooms.

In the right wing there is an office, a salon with valuable decorative elements, a dining room, a walk-through room, two bathrooms and a kitchen.

At the end of the corridor there is a door leading to a large panoramic terrace/courtyard of about 155 sq. m. looking at the hills. It is an ideal place for breakfast and lunch outdoors.

From here you can go to two buildings: the larger one includes a spacious living area with visible beams, a professional kitchen with an intermediate floor, a bathroom and a garage on a semi-underground floor; the smaller one combines utility rooms (laundry, bathroom).

At the end of the corridor there is a large stone staircase leading to the upper floors.

On the second main floor there is a large executive hall with mosaic floors and frescoed ceilings. Further, in the right wing there is a salon, a large bedroom with a separate bathroom, a walk-through room, a living room with a bathroom and an additional bedroom with a bathroom. In the left wing there are two salons, a bathroom, a living room with a fireplace and a bedroom with a bathroom.

The upper floor includes three apartments:

- the first apartment is located on the same level: kitchen /living room, bedroom, bathroom, bedroom with a separate bathroom and an intermediate floor with an average ceiling height of 1.7 m;

- the second apartment is located on two levels: kitchen/living room, two bedrooms, bathroom and, on the upper floor – an additional bedroom with a bathroom;

- the third apartment is also located on two levels: a living room, a kitchen and a bathroom and, on the upper floor, a bedroom with a bathroom.

On the semi-underground floor there are various rooms designed for tasting: a large restaurant hall with a separate entrance, from where you can go down to an ancient grotto, a bar, a kitchen, an ancient well (an ideal place for storing wine), a salon, a cellar, descending from which by a stone staircase, we will find ourselves in an unusual room with a valuable geometric black and whitewhite mosaic of the Roman Empire era.

The property also includes 4 storage rooms on the ground floor of the building located behind the palace.

Condition and finish

The palace is in excellent condition. It has been restored while preserving its original architectural characteristics, emphasizing valuable antique decorative and archaeological elements: mosaic floors of the Roman Empire era, opusreticulatum – a fragment of a type of masonry of the ancient Romans, a well, decorative elements and frescoes on the first and second main floors, some handmade floors.

During the restoration of the building, the use of every available space was thought out: for example, three separate apartments were created on the upper floors, and tasting rooms were created in the cellars,

Outdoor areas

The property has a spacious panoramic terrace of 155 sq. m., which looks at the hills surrounding the property. The entrance to the terrace is on the ground floor.

The terrace is paved, it is an ideal place for outdoor dining, as well as for receptions and banquets. Adjacent to the terrace is a building with a large living area and a professional kitchen.
