The proximity of large sea resorts (in the summer more than 2 million vacationers) - 30 minutes by car or bus. Montenegrins and permanent Russians (more than 10-12,000 in the winter and about 100,000 in the summer) will provide an influx of people at any time of the year.
An excellent plot with an area of 5.583 sq m (56 SOTOK), consists of two parts separated by the mountain river Oryashitsa. The plots are property.

Additionally built on 07/15/18:
- a reserve distribution tank for drinking water 102 m3; - a concrete biological tank of 50 m3 for the installation of a sewage treatment system
- concrete retaining protective walls on both sides of sections adjacent to the river along a length of 140 meters and a height of 2.5 - 3.5 meters - work was carried out on the artificial lake’s fossil with an area of 2,200 sq m, 7,800 m3 of soil was dug and moved - cleared 100 meters long river bed
- a concrete trough was made along the length of the retaining wall to protect against possible floods
- contracts were signed for the supply of eco products by local residents and from Hungarian farms - two cars were purchased: a 12-ton refrigerator (up to -28 *) Iveco, a new Ford passenger minibus for 8 seats.
Additionally, the project provides:
- construction of ponds with fountains, arbors
- the construction of three fountains with lighting in front of the restaurant terrace
- construction of a "children's town" with sports and gaming equipment
- parking equipment for cars and vans - up to 40 places
- construction of a bridge 16 meters long across the river.
Until now, the founders of the company (three individuals) have invested 650,000 euros.
The estimated cost of implementation of all parts of the project (including the cost of land, project, permits, construction and installation works, furniture and equipment, etc.) is 1.350.000 euros, there is an estimate for contracts with customers (concluded), calculations for equipment, personnel, expenses, payback (ON REQUEST).
IN CONNECTION WITH THE LACK OF ADDITIONAL INVESTMENT FUNDS - IT IS PROPOSED TO ATTRACT A NEW INVESTOR OR CO-INVESTOR.
POSSIBILITY OF PURCHASE:
- 100% CAPITAL OF THE COMPANY WITH THE OWNERSHIP ON THE OWNERSHIP OF THE LAND, ESTATE AND COMPLETED CONSTRUCTION FOR 650.000 EURO.
