An excellent plot of 5.583 sq m (56 acres), consists of two parts separated by the mountain river Oryashitsa. The plots are owned.

The project has been legalized, from 10.04.18 the construction of a tourist complex in the national style is underway.

2nd floor: administrative part, 2 rooms for staff rest, laundry/ironing room, toilets, billiard room for 3 tables, 3 WC, terraces, etc.
AS OF 08/15/18 - THE GROUND AND FIRST FLOOR IS COMPLETED.
FAZA II. Br. 07-361/17 - UPI - 785 od 12.0318 BGP 187.99 m2 two-storey house for four apartments with two fireplaces, reception 12-16 people.
The construction was completed in a “rough form” with a roof, communications are being laid out and preparations are being made for finishing work.
FAZA III Br. 07-361/17 - UPI - 786 od 25.0518 BGP 189.94 m2 two-storey house for four apartments with two fireplaces, reception 12-16 people.

TOTAL BUILT-UP AREA OF PERMANENT BUILDINGS = BGP 1425, 17 m2
Additionally built on 07/15/18:
- a spare distribution tank for drinking water of 102 m3 and a concrete bio-tank of 50 m3 for installation of a sewage treatment system
- concrete retaining protective walls on both sides of the sections adjacent to the river along the length of 140 meters and a height of 2.5 - 3.5 meters - work was carried out on the excavation of an artificial lake, with an area of ​​2.200 sq m, 7.800 m3 of soil was excavated and moved - cleared riverbed along the length of 100 meters
- a concrete trough was made along the length of the retaining wall to protect against possible floods
- contracts were concluded for the supply of eco-products by local residents and from farms in Hungary;
Additionally, the project provides:
- construction of ponds with fountains, gazebos
– erection of three illuminated fountains in front of the restaurant terrace
– construction of a "children's town" with sports and gaming equipment
– parking equipment for cars and minibuses – up to 40 places
– construction of a bridge 16 meters long across the river.
So far, the founders of the company (three individuals) have invested 650,000 euros.
The estimated cost of the implementation of all parts of the project, minus the invested funds (including the cost of land plots, the project, permits, construction and installation works, furniture and equipment, etc.) - 750.000 euros, there is an estimate for contracts with contractors (concluded), calculations for equipment , personnel, costs, payback (ON REQUEST).
DUE TO THE LACK OF ADDITIONAL INVESTMENT FACILITIES - IT IS PROPOSED:

SALE OF THE OBJECT VIA
PURCHASE OF 100% OF THE COMPANY'S CAPITAL (the company's balance sheet is clean, audited) WITH OWNERSHIP LAND PLOTS, PROPERTY AND ACTUAL CONSTRUCTION COMPLETED FOR 460.000 EURO. THE FUNDS REQUIRED FOR THE COMPLETION OF THE CONSTRUCTION BY THE NEW OWNER IS AT YOUR OWN DISCRETION (WITH TIMELY FINANCING. THE ESTIMATED TIME FOR THE COMPLETION OF CONSTRUCTION AND THE STARTING OF OPERATION - UP TO 9-12 MONTHS). Payback of the project - 5 - 6 years (maximum)!

THE COST OF THE SALES OF THE OBJECT IN THE CURRENT STATE IS REDUCED TO 380.000.
