Description

A year-round club eco-hotel consisting of five ski chalets under construction in the Kolasin ski resort - just a 2-hour drive from the coast of Montenegro - is an ideal solution for creating a mini-hotel for 15-30 rooms. The planned yield is 12% per annum in euros!

The project is ideal for accommodating tourists and outdoor enthusiasts both in winter (visitors to the ski resort) so it is in the summer season (rafting, mountain biking, trekking, fishing, horse riding, etc.). There is a spa hotel nearby, filled all year round.

According to the project, the ski chalets that are part of the hotel are supposed to be combined with a common annex at the ground floor level, in which a reception, equipment rental, cafes, restaurants, commercial premises will be located. At this stage, it is proposed to purchase 5 unfinished chalets with an area of 320-450 m2 each, located on plots of 400-500 m2. Each villa is designed for 3 large apartments with 2 bedrooms and a living room, or for 6 rooms with 1 bedroom. In total, 5 chalets accommodate from 15 large family apartments to 30 standard rooms.

The purchased villas can be put into operation both together and for 1 villa.

Currently, the project is in the following state of readiness:

• water and sewerage are supplied and connected
• double-glazed windows are installed,
• roofing works have been completed,
• the construction of facades has been completed,
• The power supply is connected according to the construction scheme. The commissioning of an additional 110/0.4 kv transformer substation on the territory of the complex has been prepared.

The project of the club eco-hotel is part of the village of 11 ski chalets, designed both for lovers of active winter and summer holidays, and for those who like to spend time in nature surrounded by the purest ecology and peace.

The village is located on a plot with a total area of 5749 m2 and consists of 11 houses under construction with an area of 320 to 495 m2, each of which is located on its own land plot with an area of 400 to 500 m2. In addition, the village has a common territory. The total area is 2.561 m2. According to the project of the village, it is used for internal roads (about 1,500 m2), a mini-power plant (49 m2), a gas farm (278 m2) and parking (907 m2). The common area is planned to be used by both the owners of the chalets in the village and residents of the 2 hotels planned for construction, located on adjacent plots.
