Description

The project of a tourist complex consisting of 8 ski chalets is under construction.

The ideal solution for creating a resort village with 24-48 rooms. The planned yield is 12% per annum in euros!

The complex is located in the Kolasin ski resort - just a 2-hour drive from the coast of Montenegro. It is possible to receive tourists all year round - in summer as part of ecotourism (rafting, mountain biking, horse riding, etc.), and in winter - visitors to the ski resort. A mini-tourist village is supposed to be part of the complex. Nearby there is a spa hotel, filled all year round.

Each villa is designed for 3 large apartments with 2 bedrooms and a living room, or for 6 rooms with 1 bedroom. In total, the complex accommodates from 24 large family apartments to 48 standard rooms.

The project is located on a plot with a total area of 5749 m2 and consists of 11 houses under construction with an area of 320 to 495 m2, each of which is located on its own plot of land with an area of 400 to 500 m2.

In addition, the village has a common territory that does not pass into the ownership of the owners of the houses, and remains in the ownership of the owner of the project. The total area is 2.561 m2. According to the project of the village, it is used for internal roads (about 1,500 m2), a mini-power plant (49 m2), a gas farm (278 m2) and parking (907 m2).

All 8 chalets provided in the TARA RESORT VILLAGE complex are objects of unfinished construction, in varying degrees of readiness:

chalets No.1-5 (included in the Club Hotel TARA RESORT) are in a higher stage of readiness:
• water and sewerage are supplied and connected
• double-glazed windows are installed,
• roofing works have been completed,
• the construction of facades has been completed,
• The power supply is connected according to the construction scheme. The commissioning of an additional 110/0.4 kv transformer substation on the territory of the complex has been prepared.
• villas are prepared for interior layout and finishing

The price includes (for each villa):
• the cost of the land plot,
• the cost of the villa in its current condition,
• share of land under common utilities of the whole complex (shared roads, electricity, water, sewerage, gas),
• the cost of connection to the water supply and sewerage system (cost of work and system),
