Description

In the rural settlement of Male Rodne (Municipality of Rogaška Slatina) we have for sale a small family house with garage and outbuildings. The properties are sold together with a predominantly flat land of 5.954 m2, on which there is enough space for a well-kept garden, fruit trees (apple, pear, plum, fig, peach, walnut) and a pond. A small stream also runs along the lower side of the plot, giving the property a special character. A garage of approx. 22 m2 adjoins the house. The farm building (formerly a small barn) is approx. 40 m from the house and measures 48 m2. The access is easy, on a municipal road, which is regularly ploughed in winter. The distance to the municipal centre of Rogaška Slatina is 4 km, to the administrative centre of Šmarje pri Jelšah 9 km and to Podčetrtek 10 km.

The ground-floor dwelling house, with a living area of 63,8 m2, is of older construction (1910) and is built mainly of stone (70 cm thick walls) with double-sided plaster. According to today's standards, the house is in need of complete renovation, having been last renovated in 1975 (roof - parlour tiles; windows - wooden; electrical installations - single-phase current and bathroom). In all the rooms under the floor (warm floor, laminate, tepex, tiles) there is mostly uninsulated concrete slab, except for the wooden floor in the bedroom. The rooms are currently heated by a central wood-burning stove (2005) via radiators. Water is heated by an electric boiler located in the bathroom.

In addition to the stream and pond on the plot, the property also has the particular feature that it currently benefits from its own water from a natural reservoir behind the house. There is always enough water in the reservoir and the excess goes into the stream. The water is thus free, maintenance is in the owner's own domain and the proper flow rate is ensured by a hydrophore. Both the public water supply and the telephone connection are nearby at the neighbouring house (there are plans to connect to a fibre-optic cable that runs along the road). The sewerage system is arranged as a septic tank.
