The house stands on a plot of 387m2 and is rectangular in shape measuring 13.6m x 9m, is ground floor and has a pitched roof. The driveway is gravelled, kerbs are laid behind the house and backfilled with 16/32 fraction. The front of the front entrance is paved. The plot is level, grass is not sown. There is a carport to the north of the dwelling, a small shed to the west of the dwelling and an external covered terrace to the west of the dwelling in front of the living room. The carport, shed and terrace are to be constructed of metal and are not included in the price. A chimney can also be built for an extra charge.

Interior:

From the north side, where there is a car park or carport (not included in the price), enter through the main entrance into the entrance hall with a cloakroom. Next to the entrance hall there is a "utility" room and a living room toilet. The western part of the building is planned as an open plan living area, with kitchen, dining room and living room, with a passage to the outside terrace. Technical description:

The house has no basement and stands on a 25 cm thick reinforced concrete foundation slab. The foundation slab is thermally insulated with 8cm thick XPS 500l insulation and rests on a gravel mat.

The load-bearing walls will be constructed with 25cm thick brickwork and will be constructed as brick walls with horizontal and vertical ties, the internal load-bearing and partition walls will also be brick. The brickwork is floating with thermal and acoustic insulation

The roof shall be constructed of timber elements. The roof shall be of timber - bar construction. The roofing shall be brick.

Thermal insulation

The thickness of the façade or insulating material shall be 18 cm of EPS and XPS insulation boards in the plinth section with a water-repellent finish in white or grey.

Description of joinery

The external windows and doors are to be PVC and triple glazed. External blinds, ALU external blinds are foreseen for all windows and balcony doors. The entrance doors are to be ALU, the same colour as the windows.

Construction phase IV or partial turn-key construction allows you to finish the interior of the house according to your taste.

The property is connected to the public electricity and telecommunications network, to the public water supply with its own water meter and to the sewerage system.

The electrical installations are complete. You only need to complete the sockets, switches and light fittings yourself, which are not included in the price.

The installations for air conditioning, intercom with video surveillance and alarm are also ready.

In the bathrooms, there will be connections for toilet bowls and hanging fixtures. The space for the washing machine and tumble dryer is provided in a dedicated storage room or utility room; a wall siphon and a drain valve with a connection are provided for the washing machine connection.
