About 35% of apartments in Sofia are Empty

In 2021, the population of Sofia decreased. However, the number of residential buildings has increased.

According to the National Statistical Institute (NSI), the population of many regional cities in Bulgaria, including Sofia, decreased in 2021. However, the number of residential buildings, on the contrary, has increased.

In the first quarter of 2022, construction of 4,204 new houses began in Sofia, which is an increase of 89% year-on-year.

Quote. "NSI data show that in 10 years after the penultimate census, from 2011 to the present, the population of Sofia has decreased by almost 20,000 people. At the same time, the number of residential premises in the capital has increased by more than 120,000. Minus 20,000 people and plus 120,000 houses is impressive," says real estate expert Vasil Lunchev.

"According to our estimates, about half of the apartments are occupied by owners. At the moment there are 700,000 houses in Sofia, about 350,000 of which are occupied by owners. The other part, about 60,000, is rented out or given to relatives for use. The remaining 250,000 houses are literally unused and empty. According to our estimate, this is about 35% of houses in Sofia," he notes.
