But the more Airbnb apartments appear in the area, the cheaper the options in the neighborhood.
According to the German Institute for Economic Research, the cost of an apartment in Berlin increases by an average of 13 euro cents per square meter, if real estate is rented through the Airbnb App. The report showed that in 2020, the platform offered about 10,000 apartments in Berlin, which is 0.5% of the total housing stock of the city, according to The Local.
Rental prices in Berlin have risen sharply over the past decade, despite a slight decline at the end of 2020. And while the main reason for the increase in rents is believed to be the city's unexpected population growth, which has led to a housing shortage, city officials also blame Airbnb for exacerbating the problem.
A law passed in 2014 introduced mandatory registration of tourist sites in district departments. The law was tightened in 2018, setting strict limits on the period of short-term rentals.
The authors of the study found that the 2014 law had the desired effect. Depending on the area, the monthly rental savings are up to €38 for an apartment of 65 square meter.
Oddly enough, the fewer apartments are rented through Airbnb in a particular area, the more expensive the properties in the neighborhood will be. For example, the presence of Airbnb facilities nearby the central district of Mitte caused a price increase of 8 euro cents per square meter. But the price difference was 46 euro cents in the less touristy area of Lichtenberg.
"If the area offers a large number of housing on Airbnb, local residents often face difficulties. For example, noise at night. And this leads to the fact that ordinary apartments are less in demand, " said the research co-author Tomaso Duso. "An alternative explanation could be that the demand for apartments in the center is so great that the Airbnb effect is no longer crucial."
At the same time, the study showed that a complete ban on the application will have a negative impact on the housing market, as it can increase the number of empty apartments.
