Bulgarian Cities With the Fastest Growth in Housing Prices in Six and a Half Years

Housing prices have increased by 67.6% since 2015 across the country. New apartments have risen in price by 74.4% during this period.
According to the National Statistical Institute of Bulgaria, in the whole country since 2015, housing prices have increased by 67.6%. Apartments in new houses have risen in price by 74.4% during this period, and in new buildings, the growth was more than 56%.
In six cities with a population of more than 120,000 people, the cost of old housing has grown faster over such a long period than the cost of new construction.
Rating. Housing prices in Sofia have increased by almost 92% in six and a half years. It puts the capital in first place among the country's cities with a population of more than 120,000 people in the real estate price ranking. According to the National Statistical Institute, prices for new buildings in Sofia in the second quarter of the year were 79.3% higher than in 2015. In the case of existing apartments, the price increase over the same period is greater – by 98.6%. Thus, the capital ranks first in terms of the rise in the price of both old and new housing. Data for such a long time shows that there is a serious demand in Sofia for both new buildings and houses and apartments from owners, and prices are steadily rising.
Ruse ranked second among the six largest cities in the country with a 79.8% increase in real estate prices over six and a half years. The increase in prices for new apartments in Ruse is 56.7% compared to 2015. Housing in old houses in the Danube city has risen in price by 83.2% over the same period.
Completing the top three cities with the highest growth in real estate prices is Plovdiv, which is only slightly behind Ruse. In the city under the hills, housing prices have increased by more than 71% over this period. In the case of new buildings in the city, the price increase is 59%. In the case of secondary housing, the price increase is much higher – 83.6%.
Stara Zagora is in fourth place in the overall ranking (+65.9%), followed by Varna(+51%). It is characteristic of Stara Zagora that the dynamics of prices for new and existing houses and apartments for an extended period are very close. For six and a half years, new houses have risen in price by 62.6%, and old buildings - by 68.5%.
The situation is different in Varna. The biggest difference between the rise in the cost of new and old construction has been noted in the maritime capital. The increase in prices for new houses and apartments for six and a half years is 33.8%, and prices for secondary housing have increased significantly more – by 61.5%. In new buildings, the dynamics of prices largely depend on how many apartments enter the market, and in which area they are located.
The last sixth place in the ranking on the rise in real estate prices in the largest cities belongs to Burgas. Prices for residential real estate in the seaside town increased by an average of 47.8% compared to 2015. The situation with new and existing houses and apartments is close to Varna. In the case of new apartments in Burgas, the price increase is 34.5%, and in the case of housing in existing houses, the price increase is much bigger - 61.8%.
