Cities and Regions of Italy Where Rental Growth Outstrips Inflation

In December 2022, the average inflation rate in Italy, according to the Statistical Institute (Istat), was 11.6%. The analytical department of the Idealista portal has identified cities and provinces of the country where the growth of rental rates outstrips inflation.

Capitals. Small cities such as Campobasso (+35.2%), Potenza (+22.4%), and Catanzaro (+19.1%) are leading in the rating of rental growth in December. Just behind the top three is Verbania (+18.5%), followed by such an important market as Venice (+17.4%).

Among the regional capitals, which recorded a rise in rents above the inflation rate: were Bologna (+12.5%), Turin (+12.4%), and Genoa (+12.2%).

The list of capitals with an annual increase of more than 11.6% also includes Cosenza, Mantua, Piacenza, Caserta, Siena, Forli, Lecce, Lecco, Rovigo, Taranto, Prato, Ragusa, Cremona.

In Milan, rents have increased by 11.2% over the past year, which is slightly below the inflation threshold recorded in December 2022 (11.6%). Growth in Rome was even more subdued, amounting to 6.8%, which is about 5 points less than the consumer price index in December.

Provinces. The most noticeable increase in rental rates is observed in Campobasso (+25.7%), Massa Carrara (+24.4%), and Pordenone (+21.3%).

An increase of more than 15% was recorded in many Italian provinces, such as Lucca (+20.7%), Savona (+18.8%), Forli Cesena (+18.1%), Trento (+17.9%), Rieti (+17.6%), Latina (+17.4%), Sassari (+17.4%), Potenza (+17.1%), Venice (+16.3%), Livorno (+15.1%).

In the province of Milan, the average rent increase is about 8.4%. The figure drops to 1.9% in Rome and its hinterlands.
