The buyer pays extra to the notary in a single amount. The sum includes all state taxes and the cost of notary services.
If you buy a property on a secondary market, you pay 7-8% of the cost. On a primary market you pay only 2-3%. It is so low due to the fact that recently built apartments are subjects to VAT (20%), which is included into their cost.
The agent’s commission is included into the cost of the property as well (usually 4-5%). This is a standard practice: the price of an apartment, which is indicated in ads in France already includes a commission of the agent. The notary transfers the commission after the realty deal is finished.
If you don’t speak French, you need to invite a sworn translator to sign the preliminary agreement (Compromis). It costs €300-450. Approximately the same amount have to be paid by to the translator when signing the final sale contract of sale (Act). It takes a couple of months later.
