In some cases, it is preferable to buy real estate not for an individual, but for a legal entity. For such situations, there is a special type of company called the SCI. By using it, you can significantly expand the capabilities of the owners, namely:
Register property for several family members or another group of people. There must be at least two partners, and the composition may change.
These can be individuals, including minors, and legal entities, provide them with equal or different shares of ownership, changing them over time. This may be a way to gradually transfer the inheritance.
Include one or more items in the property.
Determine who will inherit the property in the event of the death of one of the owners. In this way, you can prevent the division of shares.
Optimize taxation, both in the case of inheritance and donation, and in the current management of real estate.
Such a company is usually registered by a notary between the signing of the preliminary contract and the main sales contract.
Foreign individuals and legal entities have the right to buy commercial real estate in France. First of all, hotels are popular among investors, but there is also a demand for restaurants, shops and office spaces.
A transaction on the commercial real estat market is concluded according to the regular rules, with the mandatory participation of a notary.
In contrast to the purchase of residential property, the development of a company gives the right to a residence permit. If the amount of investment exceeds €30,000, and the business plan seems promising to the immigration service, a foreigner can move to France under the "passport-talent" program.
Properties of Special Historic Value
