German Real Estate Facts That Will Surprise You

Germans are the personification of order, functionality and thoughtfulness. This is reflected not only in the work and the quality of production, but also in everyday life. Out-of-season and oversized items are stored in specially designed "kellers", passive houses are built to save energy, interiors rely on practicality, without cluttering up the living space with beautiful, but unnecessary details.

Apartments in Germany Are Sold With Tenants

According to the German Federal Statistical Office, the majority of Germans (almost 55%) rent apartments (in Berlin, it is 85%) due to the fact that citizens of the country often move from a place to a place.

Another reason lies in the high cost of real estate. Potential buyers are held back by the constant increase of the realty prices. For example, prices have more than doubled in the capital since 2010.

Rental rates do not grow so fast. In 2020 the state artificially froze rental prices in Berlin. Later the Germany's highest court has declared the freeze illegal.

The tenant is seriously protected by the law. Thus, the owner cannot terminate the lease agreement before the end of its validity or without proof that the property is needed for the personal residence. The owner does not have the right to evict the tenant, even if they sell the property. Real estate is often sold together with a tenant, the lease agreement is simply transferred to the new owner.

Also, the owner of the apartment can not increase the rent at will, the frequency and limit of increase are prescribed in the law. This can be done only once every 15 months and no more than 20%. In the regions with a strong shortage in the market (Berlin, part of Bavaria, Hamburg and others) - only by 15%.

And the owner cannot come to the apartment and open it with the key without the knowledge and permission of the tenant.

The Average Floor Area Has Grown by 12 Meters in 30 years

According to a report by the German Federal Statistical Office, the average living space of Germans has grown significantly over the years. So, now apartments and houses in the country on average have a size of 91.9 sq.m, this is an average of 47 sq.m for each resident of the country.

For comparison, a year earlier, there were 46.7 square meters of living space, and in 2010 – 45. Even earlier – in 2000 – 39.5 sq.m, and in 1990 - 34.8.

The reason is that the number of single people in Germany is increasing. Their apartments are often smaller than those of families, but there is more space for one person in them.

Germans Has Invented the Technology of Passive Houses

A passive house is a property that consumes very little electricity. An ordinary building in Germany consumes 100-120 kWh/sq.m per year, passive - about 10 kWh/sq.m on average.

This is an independent power system that does not require the cost of maintaining a comfortable temperature. It is heated thanks to the heat released by people and household appliances. Alternative energy sources are used for additional heating. Hot water supply is often carried out at the expense of renewable energy systems (heat pumps or solar water heaters).

In Germany, the construction of passive houses is widespread. And it is not surprising, because this technology was first proposed here: the idea belongs to a German doctor of sciences, a structural physicist Wolfgang Feist. He also opened the Passive House Institute in Darmstadt in 1996. And new standards of housing construction already in the 1990s allowed to reduce energy consumption by 3% nationwide.

The first passive house appeared in 1991, and this year the technology celebrated its 30th birthday. By June 2021, there are more than 30,000 certified passive buildings in the world. Examples can be found in the database.

Special plants for processing inorganic waste (concrete, glass and metal) into building materials for the construction of passive houses have also been built on the territory of Germany.

Practicality is the Basis of the German Interior

The interior decoration of German apartments and houses is characterized by simplicity and conciseness. As a rule, these are geometrically correct rooms. Bay windows, niches, arches and podiums are extremely rare. Also, Germans do not decorate their homes with stucco, cornices, pilasters and ceiling rosettes.

The ceilings and walls are mostly painted with light, often white paint. On the floor there is a parquet board or laminate that looks like a wooden flooring (painted under alder, ash, pine, walnut or oak). Tiles in bathrooms and in the kitchen are most often light.

In general, the basis of the German interior is calm shades: milk, cream and olive shades.

Local residents choose classic and practical furniture, with strict proportions. Special attention is paid to the functionality. It is unlikely that there will be an elegant, but virtually useless object.

The furniture is often made of natural wood for durability; the colors are unmarked: chocolate, bottle green,gray-sand and maroon.

In the bedroom, the main emphasis is on the bed. As a rule, it is not furnished with cabinets and dressers, preferring space.

There is a lot of natural light in the German house, no small lamps, crystal chandeliers and various interior sconces. For additional lighting, simple elegant lamps made of frosted glass are used.

The decoration is photos, mirrors and fresh flowers. The latter are placed both in the walls of the house and outside of it along the walls and stairs, on balconies and on external window sills.

The Living Room and Sofa Are Germans Best Friends

In 2014, every third resident of Germany (even more – 37%) stated that their favorite piece of furniture in the house is a sofa. The bed occupied the second place (20%).

The Innofact Marketing Research Institute then calculated that Germans spend an average of 3.6 hours a day on the couch. Single people - 4 hours, and couples - 3.5 hours.

Young people - from 14 to 34 years old - manage with small models of sofas with an average seat area of 2.7 sq.m. Older people like bigger sofas – on average 3 sq.m.

Also, older people prefer natural leather on sofas and armchairs to artificial materials. Although in general, the majority – 69% - prefer to buy fabric-covered furniture for the living room.

Speaking of the living room: 57% of Germans call it their favorite room. The kitchen is in second place by a large margin – only 9% of respondents prefer to spend time here.

Germans Love Basements

The basement is a bonus to housing, which attracts potential tenants. Basements here are called "kellers" and can be found in many German buildings. Each apartment has its own keller, whish also applies to multi-apartment high-rises. It looks like this: the ground floor is divided into equal small boxes (up to 15 sq.m), to which electricity and heating are often connected.

Some people use the basement for its intended purpose as a place to store oversized items, baby strollers, out-of-season things and other stuff. Others refine it, turning it into an additional room – a game room, a workshop, a laundry room, an office or a place to meet with friends. There is even a term for the latter – party-keller.

Residential Areas Without Cars

There is a ban on the use of cars (except for the main street) in Vauban, a suburb of Freiburg. You can get to the block by car, but you will have to leave it in a specialized parking lot at the entrance. A parking space must be purchased.

The residential area was built in 2006 and was originally designed for life without cars. There are no parking spaces in it at all. The main mode of transport is a bicycle. The district is connected to the center of Freiburg by a tram line.

70% of families living in Vauban do not have cars, 57% of residents sold them before moving here. Many people rent cars together.

A similar situation is on the islands of Baltrum and Yust.

Baltrum is the smallest of the six East Frisian islands: 5 km long, 1.5 km wide. Residents and tourists travel here on foot, by bicycle or horse-drawn carts. Interestingly, not a single street on the island has a name, the houses are given numbers in chronological order, depending on the date of construction. Juist is also completely free of cars.

Visits By Invitation Only

Spontaneous decisions are not welcomed in Germany, so it is a bad thing to come to visit without an invitation or at least a warning. It is even more correct, if the hosts themselves offer you the time of the visit.

People usually specify whether it will be a full-fledged dinner or just a meeting. The messages "Waiting for dinner at 20: 00" and "Waiting for 20:00" imply two different evenings. According to the wording, you will understand whether it is worth having a snack before.

It is customary to bring snacks with a long shelf life or drinks to the table. Pies, ready-made salads and hot snacks are a bad choice: putting ready-made food on the table can confuse the host. However, in some cases, when a large company gathers, the owners ask everyone to bring something specific with them, including ready-made ones.

In general,  Germans rarely invite friends to their home. Usually, meetings are scheduled in bars and restaurants.
