Investors will have more time to choose suitable properties and submit applications under initial lower minimum threshold requirements
Last Wednesday the Greek Government has adopted the new immigration code, which among other legislative updates, proposed to extend the transition period for applying for real estate-based Golden Visas under the old rules from the original April 30-th 2023 to July 31-st.
What does it mean? This means that investors will have more time until July 31, 2023 to choose the property in Greece and conclude a preliminary sale and purchase agreement as long as they pay a deposit of at least 10% of the property price. This is necessary if they want to succeed in getting a “golden visa” according to the old scheme, for investments from €250,000.
From August 1, 2023, the minimum entry threshold will double to €500,000.
Background. In September 2022, Greek Prime Minister Kyriakos Mitsotakis announced that the minimum real estate investment requirement under the Golden Visa program would increase from €250,000 to €500,000. In December 2022 details emerged to revel that the higher entry threshold would apply only to 36 key municipalities.
The government then planned to set a grace period for investors until April 30, 2023, so that they could buy real estate and apply for a residence permit at the previous lower threshold. And now the Hellenic Parliament has decided to extend this period for another three months.
Context. The unexpected announcement of an increase in the entry threshold for the program in September 2022 almost instantly caused a surge in the number of applications from investors who were in a hurry to purchase to real estate at the previous price requirements.
The Government statistics show that in the past six months, authorities have received 4,133 applications golden visa investors, but only managed to approve 1,505 of them over the same period.
