Owners in Athens, Salonika, some areas of Attica, Santorini, and Mykonos will face a noticeable increase.
What happened? The Unified Property Tax (ENFIA) may receive new settlement rates that compensate for the impact of new objective real estate prices. However, maintaining the same rates for determining taxpayers' actual income from their real estate will lead to an increase in income tax for thousands of people.
Thus, an increase in objective prices since January 2022 will directly affect the taxable value of assets, which is used to determine the real income of owners (tekmiria). That is, the amount of tax this year will be higher.
Although just the other day Greece has announced a reduction in the single property tax.
Examples. In areas where the objective value of the real estate has exceeded €2,800 per square meter, tekmiria will grow by 40%. In areas where objective values have exceeded the value of €5,000, tekmiria will increase by 21.43%.
In particular, a significant increase in rates will affect the third district of Athens (including Petralona, Metaxurgeio, Tiseio, etc.), where the zonal rate increases from €2,300 per sq.m to €3,200, the first district of Thessaloniki, as well as areas in Piraeus and Palaio Faliro in Attica. In Santorini and Mykonos, where objective prices have soared above €5,000 per sq.m, property owners are also likely to face a significant increase in income tax.
Feature. The Greek Tax Administration regularly compares the taxable assets of owners with their declared income to determine whether the income justifies the maintenance or purchase of the real estate. If someone's tekmiria are too high for their stated income, a separate set of rates is applied for evaluation. A solidarity tax is also sometimes applied.
Last year, more than two million taxpayers fell into the "trap" of tekmiria, who, according to estimates, received an additional income of €6.35 billion. As a result, the income tax rate for them has increased significantly.
