Property Purchase Tax
The tax on the purchase of real estate in the Czech Republic is paid by the buyer since November, 2016. The bid is 4%. It is calculated either from the price of the property in the sale contract, or from the evaluation report made by a certified specialist.
It is a one-time payment that the buyer must pay to the state within 3 months from the next month after the deal is completed. You can contact your real estate agent for assistance.
The tax is not charged, if you buy property in a new building from a developer (real estate under construction or completed up to 5 years ago). But as a rule, developers include VAT (21%) in the cost of the property there is VAT (21%). Which means, you do not have to pay anything over the specified price.

The procedure for settlements with a realtor is not regulated by the Czech law. On average, the commission takes 2-5% of the property price or a fixed amount. For instance, it can be up to €2000, if you buy a very cheap property. On the primary market some companies do not take commission from the buyer at all.
We recommend you to discuss the amount of your agent's fee and payment procedure in advance.
Notary's Fee
Notarial services (certification of signatures on the sale contract) are 30-70 CZK (€1,2-2,7) per signature. Often these expenses are included in the commission of your agent.
Money Storage Services
There can be a commission of €100-1 000 depending on the price, when you open a trust account. If your agency becomes the "custodian", they can include this service in their fee.
Interpreter’s Fee
You don’t need an interpreter, if your agent speaks your native language. Written translation of documents is included in the agency’s fees in most cases. Otherwise, you can pay €300-500 for the fee.
You pay a state fee to register your property im a real estate cadastre. It is €20-40. Who pays the fee depends on the terms of the sale contract.
Mortgage Fee
In case of a mortgage, you can pay an additional payment about 1-1. 5% of the price of your property, depending the terms of the bank.
Property Valuation
If you want to get a loan, you will need a professional real estate valuation performed by a certified specialist. Usually buyer pays for it. Evaluation of a typical apartment costs €150-200.
Real Estate Insurance
You are not obligated to get an insurance by the Czech law. But this may be required for mortgage registration. The price of the policy depends on many parameters from the amount of coverage to the cost and terms of the contract. On average, you may pay €100-300 per year.
