How many expenses are hidden behind Turkish property?

If you are buying a property in Turkey, additional expenses are generally less than in Europe. They rarely exceed 5-7% of the market value. But how much exactly will you pay? We made the research for you.
Registration tax
The buyer pays a property registration tax, which is 4% of the cadastral value. And usually it is lower than the market value.
State fees for TAPU registration
When you issue a certificate of ownership, you pay a cadastral fee. You also have to pay for the services of a state interpreter, whose presence is mandatory in transactions with foreigners. In total, these costs take about €300.
Notarized power of attorney
For a remote registration of the deal you need a power of attorney for your representative in Turkey. It’s registration costs €100-150.
The agency fee isn’t fixed by law in Turkey. In fact, buyers usually pay about 3% of the property price. It includes such service as selection, showing the property, negotiations, and preparation of documents for the final deal.
Discuss the amount of the commission with your agent in advance. You can ask for a discount, if you only need help at certain stages.
Usually, developer pays commission to a real estate agent on the primary marker. That means that their services are free for the buyer.
Getting Iskan (only for new buildings)
Registration of an individual technical passport for real estate (Ferdi Iskan) costs €300-1000 depending on the specifications of a property.
