Adjusted for inflation in the second quarter of 2022, houses and apartments in the country rose by 6.58% year-on-year.
Housing prices in Slovenia continue to grow against the background of stable demand and activity in the housing construction field. The nationwide housing price index in the second quarter of 2022 increased by 15.65% year-on-year after an increase of 16.92% in the first quarter of 2022, 15.77% in the fourth quarter of 2021, 12.9% in the third quarter of 2021 and 10.07% in the second quarter of 2021. Such data is provided by the Statistical Office of the Republic of Slovenia.
The impact of inflation. Adjusted for inflation, house and apartment prices in Slovenia increased by a more modest 6.58% year-on-year. Every quarter, nationwide house prices rose by 3.47% but decreased by 1.09% when adjusted for inflation.
By region:
In Ljubljana, the capital of Slovenia, the price index for secondary apartments increased by 15.91% year-on-year (+6.82% adjusted for inflation). Quarterly, housing prices increased by 2.61% (-1.91% adjusted for inflation).
In the rest of Slovenia, apartment prices from owners increased by 18.05% (+8.79% adjusted for inflation). Every quarter, the price index increased by 2.72% (-1.8% adjusted for inflation).
By housing type:
The price index for apartments on the secondary market increased by a huge 17.25% year-on-year (+8.06% adjusted for inflation).
The index of prices for family homes in the secondary market increased by 14.74% year-on-year (+5.74% adjusted for inflation).
The price index for apartments in new buildings increased by 13.24% (+4.36% adjusted for inflation) year-on-year.
The price index for new family homes fell by 2.46% year-on-year (-10.11% adjusted for inflation).
Context. After a boom in the early 2000s, the Slovenian real estate market weakened in 2008 due to the global economic crisis. The following years were difficult. House prices fell every year until 2014, at least when adjusted for inflation. The indicators began to recover in 2015 and have been trending upward ever since, even despite the Covid-19 pandemic.
Demand and construction. Demand remains stable. According to the Statistical Office of the Republic of Slovenia, in the first half of 2022, the total number of housing transactions remained virtually unchanged compared to last year and amounted to 6,791 units. In terms of transaction value, home sales reached €884.09 million in the first half of 2022, which is 7.4% more than in the same period last year.
Activity in housing construction continues to grow modestly. In the first 10 months of 2022, the number of residential premises for which a corresponding permit was issued increased by 2.8% compared to the same period last year to 3,655 units.
