Analysts have indicated the dynamics in the fourth quarter of 2022.
According to the Federal Statistical Office (FSO), the Swiss residential real estate price index (IMPI) increased by 6.4% on average in 2022. At the same time, single—family houses have risen in price by 7.3% over the past year, and apartments - by 5.6%.
How? Analysts obtained the average year value by arithmetic average of four quarterly indices for 2022.
The fourth quarter. In the fourth quarter of 2022, housing prices in Switzerland increased by an average of 1.2% on a quarterly basis. At the same time, single-family houses for the same period rose in price by 2%, and apartments - by 0.5%.
Geography. The strongest growth in prices on a quarterly basis was shown by private single-family homes in rural regions (+5.5%). The same applies to apartments, which have risen in price by 3.8% in rural areas over the quarter. At the same time, apartments in large urban agglomerations fell by 1.1%.
In annual terms. Compared to the fourth quarter of 2021, single-family homes increased in price by 6.1%, and apartments - by 3.7%.
