The areas with the largest number of home sales in Turkey are Esenyurt in Istanbul, Alanya in Antalya, and Çankaya in Ankara.
The Endeksa technology assessment platform has compiled a rating of the most popular areas of Turkey for buying housing in 2022 and told how prices for houses and apartments (in lira) have changed in the top three.
Details. The areas with the largest home sales number in Turkey in 2022 were Esenyurt in Istanbul, Alanya in Antalya, and Çankaya in Ankara.
Esenyurt. The average price per square meter of housing in Esenyurt, which accounted for 14% of housing sales in Istanbul, is 12,036 Turkish lira ($640). The average residential property price is 1,323,960 Turkish lira ($70,390). In this area, where housing prices increased by 158% in 2022, the payback period for investments in residential real estate was 15 years.
Alanya. In 2022, Alanya accounted for 33% of housing sales in Antalya. Here, the annual increase in value is 189%, the average selling price of housing reaches 27,434 Turkish lira ($ 1,460), the average price of the object is 3,154,910 Turkish lira ($167,740), and the period of return on investment in housing is 18 years.
Çankaya. In 2022, 21,578 housing units were sold here, which accounted for 17% of transactions in Ankara. According to the index, the annual increase in value in Chankaya is 185%, the average price per square meter of housing is 15,887 Turkish lira ($845), and the period of return on investment in housing is 21 years.
