The most expensive city to buy real estate remains Lisbon.
According to the Idealista price index, the average cost of housing in Portugal was €2,475 per square meter at the end of February 2023, which is only 0.3% higher than at the end of January. As for quarterly and annual fluctuations, house prices in Portugal increased by 0.6% and 6%, respectively.
Dynamics by region. Prices for housing purchased in February increased in 12 capitals of the districts, in which Viana do Castelo (+5.2%), Braga (+5.1%) and Guarda (+4.6%) are leading. They are followed by Santarém (+3.5%), Portalegre (+2.5%), Faro (+1.7%), Funchal (+1.6%), Setubal (+1.6%), Lisbon (+1.2%), Castelo Branco (+0.9%), Viseu (+0.8%) and Ponta Delgada (+0.6%).
On the other hand, house prices for sale remained almost stable in Braganza (+0.3%), Porto (-0.1%) and Coimbra (-0.3%). They even decreased in Vila Real (-2.9%), Aveiro (-1.5%), Evora (-1.5%), Beja (-1.1%) and Leiria (-1.1%).
Rating of cities. It is not surprising that Lisbon remains the most expensive city to buy a house: €5,178 per sq.m. Porto (€3,274) and Funchal (€2,743) occupy second and third places, respectively. Next are Faro (€2,625), Aveiro (€2,495), Setubal (€2,208), Evora (€2,016), Ponta Delgada (€1,772), Coimbra (€1,702), Braga (€1,609), Viana do Castelo (€1,484), Leiria (€1,331) and Viseu (€1,288).
The cheapest cities to buy a house in the country are Portalegre (€696 per sq.m.), Castelo Branco (€829), Guarda (€833), Braganza (€872) and Beja (€960).
