How Housing Prices Have Changed in Austria in 2021

The House Price Index (HPI) increased by 12.3% in 2021 compared to the previous year. It is the highest annual increase since the start of observations in 2010, and it significantly exceeds the values of the years before.
According to Statistics Austria, the housing price index (HPI) increased by 12.3% in 2021 compared to the previous year which is the highest annual increase since the start of observations in 2010. It significantly exceeds the values of years.
Types of housing. Prices for secondary housing increased by 14.2% compared to the previous year. In this group, condominiums rose the most (+15.5%). Private homes purchased by households for living recorded an increase of 12.5% year-on-year.
The sub-index "purchase of new living space", reflecting the dynamics of prices for new apartments and panel houses, developed less actively. In 2021, this indicator increased by 7.3% compared to the previous year.
Home ownership. In Austria, the share of the main households owning a house or apartment usually exceeded the tenants share. However, since 2010, the home ownership share has decreased from 50.2% to 47.9% in 2021.
The distribution varies greatly depending on the region. Thus, Vienna has an above-average share of tenants (77.2%). On the other hand, in Burgenland only a fifth of the population lives in rented housing.
Rent. The average existing rent in 2021 was €553 per apartment and €8.3 per square meter. For a new lease (up to two years of the previous lease period), the average rent, including operating costs, in 2021 was €640 per apartment and €10.1 per square meter. Compared to last year, the cost per square meter in new buildings increased by 2.9%.
