The most populated city of Greece is Athens. Thessaloniki comes second. Low-rise constructions prevail (six to seven floors) due to seismic activity,the rest of the country is covered with private houses. These are facts from statistical reports. We will look at local real estate from the more interesting side.

The Mortgage Comes From Greece

The term "mortgage" has its roots in ancient Greece of the VI century BC.

At that time, a person who could not pay the debt became a slave – the security for the loan was the identity of the debtor. But after the economic reform carried out by the most famous ancient Greek legislator Solon, the personal responsibility of a citizen was replaced by property.

According to the new rules, a sign was placed on a plot of land that had not yet been paid for, the name of which sounded hypotheka in Greek. The establishment of such a column on the land meant that if the debt was not paid, it would become the property of the creditor.

Later, the word hypotheka began to be used to refer to the pledge of real estate.

But today mortgage lending in Greece is not as well developed as many would like. After the global financial crisis of 2008, local banks tightened the conditions for issuing loans, especially for foreigners whose financial reliability is difficult to verify. Loans are issued with a creak, but you can increase the chances in three ways.

  • A large amount on a deposit account, from which it is impossible to withdraw money ahead of time. In this case, the bank can issue a loan secured by a deposit.
  • There is a big difference in the amount of collateral and mortgage. For example, with a mortgage of €50,000, the collateral is a property worth €300,000.
  • The presence of a guarantor. The bank will look at the solvency of not only the applicant, but also his guarantor, who is responsible for his money and property.

According to the Bank of Greece, the share of real estate transactions for buyers' own funds is 80% of all transactions in the country, 20% with the involvement of mortgages.

The most beautiful Greek island of Santorini is the only inhabited caldera (a hollow of volcanic origin formed after the collapse of the crater walls or as a result of a volcanic eruption) in the world!

The fact is that the voids formed over several millennia in the rocks have strong and practically non-collapsing walls, which is very convenient for home improvement. The phenomenon of such natural structures is also that they can be expanded independently (but only after coordination with neighbors and an architect).

By the way, there is a catastrophic shortage of housing on the island. And not only to the guests (there are about 3 million of them annually), but also to Greeks themselves. Local residents of the village of Oia (the most picturesque, famous and crowded place in Santorini) were almost completely replaced by hotel chains that bought a large share of local real estate, including the famous cave houses.

There are several versions of where the traditional white and blue houses came from.

The first one is mystical. Legend says the blue color reflects evil and drives away lost souls who do not want to fly to heaven and seek to enter houses to linger on earth. Blue roofs seem to mislead them, make them think that this is the sky, and not the roof of the house. And the spirits get confused and fly away.

The second one is political. During the Second World War, the Germans (according to another version – the Turk), who occupied the territories, forbade the Greeks to hang out the national flag. In response, people rebelling against the ban painted their houses in its colors.

The third is practical. In 1938, there was an outbreak of cholera in Greece. To stop its spread, the authorities ordered to whitewash all the houses with limestone, which was considered a powerful disinfectant. In addition, the white color keeps cool in homes well, reflecting sunlight, which in times without air conditioners and fans saved people from the heat.

Old People Live With Young People

Nursing homes are rare in Greece. Many elderly people live with their children until the end.

Partially, this is why the construction of private residential buildings can take decades: parents build the first floor for themselves and keep the second floor for their children. Those, in turn, continue building the house upwards. And that is how "family pyramids" appear.

Another explanation for this phenomenon is that at the initial stage of construction houses are given time to settle the soil due to many seismically active zones on the territory of the country.

Humidity is a Problem for Many Homes in Greece

Greece is a country with a warm mild climate, so there is no central heating in most areas. However, the proximity to the sea leads to the fact that there is high humidity in the houses, especially during winter.

Hence the conclusion: if you are going to buy or rent a house in Greece, carefully inspect it. Locals share some secrets that can help avoid the neighborhood with moisture and mold:

  • Choose an apartment above the second floor. Greeks consider the first floor uncomfortable for living, because it is often damp and cold there. In addition, there is little sun in the apartments on the first floors.
  • Find out in advance whether the house is heated in winter. Sometimes the building can be heated once a day or even every other day.
  • When renting a home, inspect it for the presence of mold and dampness in the cabinets, on the walls and kitchen cabinets.

Mass-market Housing 

The population of Athens doubled (to 800 thousand) in 1928 after the influx of refugees. Also, the influx of population came from the provinces, and this happened until the end of the civil war (1949) and even later. People were fleeing from the destroyed countryside, and they needed housing, a lot of housing.

In response, multi-storey apartment buildings appeared in Athens, the so-called polikatikias (condominiums).

The first high-rise buildings were built in the 1910s, the mass construction of polikatikias began in the 1950s. By 1980, 34,000 of them were built in Athens.

Polikatikias have distinctive characteristics.

  • To reduce construction costs, columns were used instead of load-bearing walls. This also made it possible to keep the layout open.
  • Six floors of the building stand exactly on top of each other, the facade of the seventh (if it is in the project) slightly goes back, forming a space for wide balconies and terraces. They are large enough to accommodate a dining table or a garden with plants.
  • Common central heating in the apartments, which was a novelty for Europe at that time.

Due to the flexibility in the layout, there was a wide variety of both apartment areas and prices for them. Wealthier residents chose the upper floors, middle-income families settled on the middle floors, poor citizens and students got the lower ones.

Vertical Segregation is Flourishing in Greece

Mixing citizens of different social incomes in one house has been preventing the division of districts into poor and rich. But such a phenomenon as vertical segregation within a single house began to develop.

In addition to large balconies and terraces, apartments on the upper floors have other advantages: they are more spacious, they offer a better view, they have more sunlight. On the lower floors, the apartments are much smaller and darker, and life there is often accompanied by constant noise from the streets.

That is why apartments on the upper floors were often kept by the landowner (on whose plot the apartment building was built) or sold to wealthy buyers. The apartments below were rented out to students, single people or young families. A significant difference in the price remains to this day.

In 2011, a census was conducted in Greece, which included the question of the floor of residence. The analysis of the study led to the following conclusions:

  • the size of the apartments increases significantly as you move to the upper floors;
  • the percentage of migrants in apartments at the bottom is almost nine times higher than at the top;
  • more educated people prefer to live higher, less educated people prefer to live lower;
  • the upper floors are owned by residents, while the lower ones are occupied by tenants.

The allocation of the first floor for parking lots, offices, retail outlets and other commercial spaces is one of the ways to use the unclaimed first floors for living.

There are about 6,000 islands in Greece, but only 227 of them are inhabited, the rest are usually put up for sale. The state put up for sale the islands belonging to them in 2010 first time. Important! Such problems relate exclusively to old buildings. It is necessary to obtain permits and prepare a project for the construction of a new house. But it is extremely important to check the status of documents when buying a home on the secondary market: owners without a permit will sooner or later have to deal with legalization and pay fines.

Greeks Don't Like "All Inclusive" 

An interesting feature of Greek resort real estate is that closed residential complexes with developed infrastructure are rarely built here. Projects typical for Bulgaria or Turkey with a swimming pool, garden, gym, sauna, playground and closed territory are very non-typical for Greece.

Someone does not like this approach, but there is also an advantage: there are no expenses for its maintenance in the absence of infrastructure!

This feature can be explained by the sociability of Greeks. They prefer to meet friends in one of the many taverns instead of sitting in the complex. During warm seasons, social life takes place in the open air.
