Prices. House prices in Italy increased by 2.6% on average in 2021, while in the first quarter of 2022 they recorded an increase of 1.9% compared to the fourth quarter of 2021 (according to Istat).
The average time for the sale of real estate has improved slightly, falling from 6.2 months in the fourth quarter of 2021 to 5.8 months in the first quarter of 2022 (according to the Bank of Italy), indicating greater market liquidity.
The average discount on real estate prices, which measures a decrease in percentage points compared to the original asking price after negotiations, decreased from 9.7% in the fourth quarter of 2021 to 8.5% in the first quarter of 2022 (according to the Bank of Italy), indicating a closer match between supply and demand.
Regions. If you look at the regional breakdown, more than 50% of housing transactions are registered in Northern Italy. The bulk of housing transactions (15% of the total) occurred in the eight most populous cities of the country (Milan, Rome, Turin, Naples, Genoa, Palermo, Bologna, and Florence). Among them, Rome ranks first in terms of transaction volume, but Milan remains the most dynamic and, by far, the most efficient market, anticipating future trends for the whole country.
