Madrid and Barcelona are the centers of internal and external migration. There are more chances to find a good job. But at the same time, life in the capital cities is an expensive pleasure.

According to Idealista, the average cost of residential real estate in Barcelona increased by 5% over the year and reached €4,121 per sq.m. in September 2022. In Madrid, it is €3,992 per square meter, which is 7.6% more than a year earlier.

Renting in both cities is the highest in the whole of Spain. The highest rental price in Barcelona is €16.9 per sq.m. per month, followed by Madrid with €15.4.

Real estate in the suburbs is perfect for those who want to live in a big city without paying too much. Of course, prices are steadily growing there. But if you search, you can still find inexpensive options. 

We have compiled a list of municipalities around Madrid and Barcelona, where housing costs two to three times cheaper than in the capitals.

Badia del Vallès

Badia del Vallès

A municipality in the province of Barcelona, 15 km away. The youngest city in Catalonia with a population of just under 14,000 people.

Initially, it used to be an array of social housing built in the 60s and 70s between Sabadell, Cerdanyola del Vallès, and Barbera. For 20 years, Badia del Vallès had the status of a settlement allying with these municipalities. It became independent only in 1994.

Today it is a small green city with extensive garden and park areas, and wide avenues, which only adds convenience to residents. The structure of the city construction repeats the Iberian Peninsula.

The majority of the population are immigrants, which is reflected in the coat of arms. The swallow symbolizes immigration, thanks to which the creation of the city became possible.

The average cost per square meter here is €1,471.

Parla

Parla

A municipality in the province of Madrid with a population of about 120,000. Located 20 km from the Spanish capital.

At the beginning of the XX century, Parla had a little more than 1,200 people. But in the 60s and 70s, there was a real demographic explosion here. Due to the large-scale urban migration in those years, residents from Castile-La Mancha, Andalusia, and Extremadura moved here to have faster access to Madrid.

The second rapid population growth began in 1996 due to immigration from Algeria, Morocco, Romania, Poland, and African countries. This trend continues to this day.

The city is ancient and dates back to 1255. For example, a local landmark is the Nuestra Señora de la Asunción Church, which is called the Old Church in the town.

Local real estate is mainly old, but new buildings are also available. The average cost per square meter is €1,549.

Mejorada del Campo

Mejorada del Campo

A municipality in the province of Madrid with a population of about 24,000 people, 18 km from the capital city.

The first mention of it dates back to 1247. But the town is known for a new building – the cathedral of Justo Gallego Martinez. It is a huge building that former novice Justo Gallego Martinez is building at his own expense.

The average cost of ordinary residential real estate here is €1,616 per sq.m.

Corbera de Llobregat

Corbera de Llobregat

The municipality in the province of Barcelona, surrounded by a mountain range, is located 31 km from the capital. About 15,000 people live in this ancient city (dating back to 922) with a rich history.

It is very green. Due to the hilly terrain, picturesque views of the city open from different points. There are many historical attractions: the remains of the Corbera Castle; the church of San Cristobal de Corbera built in the XI century; the chapel of San Cristobal, dated to the middle of the XI century; the chapel of Santa Maria Magdalena, written mentions of which date back to 1295; one of the best examples of a Gothic cross in Catalonia - La Creu Nova; Cal Quim de Los Duros is one of the oldest houses in the city, built in the XVI century, and so on.

At the same time, the town has numerous new residential complexes and chalets. But taking into account the quality of life and local prices, people working in Barcelona are increasingly moving here.

Torrelles de Llobregat

Torrelles de Llobregat

One of the municipalities of the province of Barcelona is 17 km from the Catalan capital. A little more than 6,000 people live in a small old town today.

The area is quite picturesque, with hilly valleys with pine groves. These places are reserved for cherry plantations, for which the town is famous. Every year there is even a holiday dedicated to cherries.

The main local attraction is the cultural and tourist park "Catalonia in Miniature", where about one and a half hundred reproductions of the famous buildings of Catalonia and the creations of Antonio Gaudi are presented. Among the historical attractions is the Church of St. Martin.

The average cost per square meter of housing is €1,763.

Arganda del Rey 

Arganda del Rey 

A city and municipality in the province of Madrid 22 km from the capital. The second most populous of our list – more than 56 thousand inhabitants – and the most expensive city. Remarkably, it is connected to Madrid by a metro line, which makes it the most attractive for people working in the capital.

At the same time, the city has a great history. Mentions of it are found in the period of the early Roman era. And in the XI century, Arganda was the residence of the King of Spain for 20 years. In the past, the municipality grew due to the wine industry and the railway construction that connected Arganda with Madrid in 1843.

In the 1960s of the last century, industrial growth led to another demographic explosion. Settlers of Andalusian and Extremadurian origin came to the city. Nowadays, another flow of migrants, mainly from Eastern Europe, has led to the fact that the city's population has exceeded 50,000 inhabitants.

The main historical attractions: are the Church of San Juan Batista of the XVIII century and the Hermitage of Vilches - a 17th-century Baroque building built 3 km from the city center of Arganda.

The average cost of housing is €1,809 per sq.m.
