Despite increases to Greece’s golden visa limits.

The Situation

According to the latest data released by the Migration & Asylum Ministry, there are 9,478 applications under consideration for obtaining an investment residence permit. Of these, 6,200 were submitted in 2023.

Details

It seems that the news of the upcoming increase in minimum participation thresholds for the program has only spurred investors to hurry.

In the first two months of 2024 alone, the ministry received over 1,200 new applications. Overall, in 2023, a total of 4,444 visas were approved accounting for property sales valued at around 1.1 billion euros or more.

Among the main investors are citizens from China, Turkey, Iran, the United Kingdom, Russia, and Ukraine.

Just a reminder of the main changes in the program:

  • The entry thresholds for the program has been raised to €400-800 thousand (depending on the area). However, there are still opportunities to obtain a residence permit with an investment of €250 thousand (subject to certain conditions).
  • Investors have the opportunity to purchase property for obtaining a residence permit according to the old rules if they make a deposit of 10% by August 30 (previously announced as September 30) and fully pay for the property by the end of the year.
