Rental Housing Becomes More expensive In Italy

Rental rates increased across the country by 2.3% monthly and 2.9% year-on-year in May 2022.

According to Idealista research, in May 2022, rental rates in Italy increased by 2.3% monthly and 2.9% year-on-year. The average rental price reached €11.6 per sq.m per month.

Capitals. The most pronounced monthly growth in rental rates is in Chieti (+8.2%), followed by Messina (+6.3%), Catanzaro (+5.3%), and Rimini (+5%). The growth was less than 5% in other centers, including almost all the main markets of the country, such as Bologna (+1.7%), Rome (+1.4%), and Turin (+1.3%). Also in the black are Palermo (+1.1%), Florence, and Venice (both +0.5%). Naples is an exception with a minus sign (-1.8%).

At the opposite end of the scale are the capitals with the largest drop: Cosenza (-7.7%), Ragusa (-6.9%), Cagliari (-5.6%), and Mantua (-5.3%). Milan is the capital with the highest rent (€20 per sq.m per month), followed by Florence (€15,6), Venice (€15,5), and Bologna (€15). Rome and Naples occupy the fifth and tenth places in the ranking, respectively, with €13.5 and €10.9 per sq.m per month. On the other hand, Vibo Valentia is the center with the cheapest rents in Italy (€4.6), followed by Agrigento (€4.8) and Cosenza (on average €5).

Regions. Except for Sardinia (-3.8%), Trentino Alto Adige (-2.3%), Piedmont (-0.4%), and Lombardy (-0.3%), rental prices are recovering in all other regions of Italy, with the highest growth observed in Calabria (+8.9%), Veneto (+6.6%) and Valle d'Aosta (+6.3%). Thirteen other regions, from Emilia-Romagna (+4.5%) to Friuli-Venezia Giulia (+0.1%), continue to demonstrate a positive trend.

Lombardy (€15.4) is the most expensive region, followed by Aosta Valley (€14.8) and Tuscany (€14.6). Requests are higher than the national average, also for owners in Trentino Alto Adige (€13.1), Lazio (€12.6), and Emilia Romagna (€12.4). On the other hand, the region with the lowest rental prices is still Molise (€6.2), which precedes Umbria (€6.5) and Basilicata (€6.7).
