Investment in nursing homes is a European trend. But are they really that profitable? And why? How much can you earn? In the project on real estate investment in Slovenia, experts from Future Real Estate and Century 21 Slovenia present a project in the Slovenian province, a place where elderly people with disabilities can live comfortably.

"Nursing homes" is not an accurate description. Such projects in Europe are considered quite respectable buildings with a quality above average. It is important to understand: these are not medical institutions, but regular houses where everyone can live. There is no closed area or security system.

Of course, the specifics of such real estate objects are call buttons for staff in each apartment, additional medical services for residents in the complex. The main thing is the arrangement of premises, entrances and exits, public spaces; everything is done here.

Why is investing in retirement homes an interesting opportunity? Many older people need special care, which is not always possible to carry out at home, even the most caring loved ones. At the same time, in Europe, many well-off families want to provide their parents with a decent old age. This means that it is necessary to organize compact accommodation of elderly people in homes where it is easier to help with the household and solve medical problems. You can charge money for solving this problem. Moreover, such projects are supported at the state level.

The development of elderly housing is not a Slovenian invention, we rely on the European experience. By the way, the demand for housing for pensioners in Slovenia and in Europe is high, the supply is smaller. In this sense, we are far behind Germany or, for example, France. We are just getting the first projects of this plan.

Location

Kamnik is one of the most beautiful cities in Slovenia, located less than half an hour's drive from Ljubljana. The first mention of it dates back to the XII century. Kamnik has a picturesque castle, a charming well-preserved center and a Franciscan monastery. The population of the city is small, just over 12,000 people live here. Most of them don't live in the old center. 

The Project

The Pod Skalco project is located on the outskirts of the city, but given the small size of Kamnik, we can say that it is close to the center: no more than 500 meters to the old quarters. The complex itself was commissioned in 2019.

Kamnik is surrounded by low mountains. But the territory where the buildings are located is absolutely flat. Pod Skalco residential complex is a compound for comfortable living of elderly people.

Requirements for such projects include both the houses and surrounding area. You need a flat terrain without any obstacles, and a quiet area where people will live in absolute peace.

Facts

There are 84 apartments in six three-story buildings. Under the entire complex there is a huge Parking for 102 places. There are also 34 storage rooms on the underground floor.

Each building has public spaces, sports halls, libraries and average meeting rooms.

Houses and apartments are equipped to meet the requirements of the elderly. There are wide doors, corridors and elevators, large bathrooms and no thresholds at all.

Some of the premises in Kamnik are bought by pensioners themselves or their relatives. But most potential clients can't afford such housing in the property, so they rent apartments instead. The profitability of such properties on average does not exceed a long-term lease in Maribor or Ljubljana. But the main difference here is higher stable demand and reliability of tenants. The offer is extremely limited. In fact, the Kamnik project is the only one already built in Slovenia. Several such compounds are currently under constraction, you can get more profit there entering at the initial stage of construction.

Tenants in such projects are usually very careful and neat. In everything. Older people are more reliable and disciplined renters. You don't have to worry about timely payments or apartment safety.
