The EU rarely grants citizenship just for buying real estate. But Cyprus is an exception. It already has thousands of successful cases: some bought a holiday villa, others purchased a package of rental apartments, and others chose commercial properties. If you meet the conditions set by the authorities of Cyprus, you can get a passport in less than a year for the whole family, including adult children and parents. You don't need tp renounce your first citizenship.

Main Information About the Program
Cyprus approved the terms of the Citizenship by investment program in 2013. The project has become a landmark for the country. More than 3000 applicants have already received a second citizenship of Cyprus and brought in more than €6.6 billion to the country's economy.
Cyprus is ready to issue passports for investments in various sectors of the economy. But the most popular option (according to statistics) is buying real estate. The minimum entry threshold is €2 mln for the primary market, while other options will require a minimum of €2.5 million.
Moreover, the regulator does not oblige passport applicants to invest the entire amount on one property. You can buy a package of realizable real estate. Еhe assets must remain in the ownership of the investor for 5 years, it is not forbidden to lease the property. But after that the property can be sold, and you still keep the passport.
The state program of Cyprus was amended. It was then that the term of ownership of assets was extended to 5 years (previously 3 years), there was a mandatory non-refundable payment, the requirements for investors changed. Every year the country's authorities have the right to issue no more than 700 sets of passports.

In all cases, you can purchase multiple items to get the desired amount. The minimum value of the property is indicated without taxes (VAT, stamp duty and title fee) and other additional costs for the purchase.
An important condition: applicants for a passport must have a place of registration in Cyprus. The housing must worth from €500,000. If the investor chooses the option "residential real estate", they are not obligated to buy an additional property. If the capital is invested in commercial premises, the investor also needs to buy housing.
All assets must remain in ownership for 5 years. During this time any changes in the investment portfolio must be approved by the Ministry of Finance. After 5 years the property can be sold, with the exception of housing, which must remain in ownership for life. This means that if a particular property is put up for sale, it will need to be replaced with a new one with the same characteristics (housing costs from €500,000 without taxes).

Rights and obligations
The Cyprus passport obtained under the investment program is no different from the passports of all other citizens of the country. Your rights will be the same.
The right to live and work in any EU country.
There is no obligation to move to Cyprus or spend most of the year here, but you can do it if you want to.
The ability to travel without a visa to 170+ countries, including all the countries of the Schengen area, the UK, Australia, Hong Kong.
The holder of a second citizenship does not automatically become a tax resident of Cyprus, but if desired, they can choose this status and, among other things, take advantage of the local preferential tax regime named "Non-Dom" ("not domicile").
Real estate that participated in the program must remain owned for 5 years. But even during this period you can extract income from the property by renting it out.
It is possible to keep the first citizenship, and pass the new one on by inheritance.
Procedure for obtaining Cyprus citizenship takes up to 1 year.
